Longest time for sale?

So what is the longest you have known the conveyancing process take?

From being instructed to exchange or completion assuming no one drops out and no probate , mortgage or other special difficulties

Feeling a little frustrated. We are trying to sell to FTB, and we are moving to family so no chain at all

Solicitors instructed mid September. We haven't even had queries about search sent to our solicitor yet, never mind any talk of potential moving dates.

I am trying to gauge if this is normal or I should just put the house back on the market

I would definitely be asking a lot of questions. For a basic chain like you described it should not be this long without at least hearing about progress.
I know mortgages are taking longer to approve (particularly for FTB) but I would be asking for updates on where your buyer is.
Have they got their mortgage approved?
Have they sent away for their searches?

We were in a similar chain a few years ago (pre covid) and we had all paperwork/surveys etc. and were ready to go within 6 weeks. It only took us an extra 3 because we were waiting on vacant possession from a tenant.

My daughter exchanged contracts yesterday after 6 months. It’s been an absolute bloody nightmare.

We are 6 months in and don't expect to be in for another 2 months. It is so frustrating. My friend bought an ex student house and it took her 13 moths.

6 months a few years ago. Neither of us were in a chain but the seller was an idiot. She was getting aggravated about the progress and saying my solicitors were too slow. In reality she had been asked about a dozen questions but only bothered to answer half of them. She didn’t seem to understand the quicker she provided information, then the sooner we could move on

Mortgage offer was recieved in October

At least others have taken this long before!

And news today , queries have been sent to our solicitor which sounds like a step forward

We had our offer accepted 4th Jan 2018 and we completed 16th August 2018, probate sale....fun times!

We had our offer accepted mid September. We had to wait about a month for the chain to form and we're getting pretty close to exchange.

We are a chain free flat selling to first time buyers. due to a complete comedy of errors we are now nearing in 7 months :( hoping to finally exchange next week

We are nearly 6 months in, hoping to complete by the end of Jan. We were ready after 3, but their solicitor was awful and went completely awol. No chain either. It has been v stressful.

We accepted our offer in November (so nowhere near as long as yours) we have had searches done, surveys done, enquiries are done on our side - we are just waiting for a response to a couple of questions we asked our sellers and are just waiting for our mortgage offer and then are ready to exchange.
Our sister in law went from last February until November exchange though, and she was a FTB and there was no chain the other side.

I'd definitely be asking questions or putting it back on the market

When we bought our first house it took 5 months which I thought was a joke considering we were FTB buyers going into an empty ex BTL so there was no chain.

I think solicitors are a bit busy at the moment but they do have a reputation for being slow. In our case it was the sellers holding it up and taking an age to answer any query. Such a frustrating time.

We completed 5th jan this year, accepted the offer on our house in July 2020. Chain of three. Never again. It's only just sinking in now that it's all done, I'm no longer living on a knife edge anymore waiting for it to go through.
