Hello!

We live in a little village, with no amenities to boast of.

However, we have heard plans for lots and lots of brand new houses, a school and a little supermarket.

SO, we were thinking of moving soon but if we held out would our house be worth more, given the new village status?

...or should we flee before the new estate robs our village of its quaint charms?

Depends on current demand and whether the idea is to provide low cost housing for existing residents or attract new ones. If your hosue has usp of being characterful , nicely located etc it would probably not lose value and in fact could gain over the average. If it is a post WW2, similar size to those proposed and may well become caught up in a ceilign price for its size for several years while the newer ones are built, it may struggle. If local demand is already high and current availability low then it will still be a good investment and additional amenities should only help, but they tend to be provided towards the end of the development so could take a while to have a positive effect.

Too be honest once your on the ladder it really doesn't matter too much because the paper losses or gains even themselves out over the longer term anyway.

My view is that the market is overinflated.
Maybe by 10%, maybe as much as 40%, as some people think.

I think the problems are caused by

  • very few ftbs
  • income multiples which are ridiculous

I also think we haven't seen the full effect of the sub prime problems in the US and I think there's a UK sub prime problem which will only come to light when either prices go down or interest rates go up or some combination of the two happens.

And fwiw, the man who predicted the US housing crisis has recently declared that the UK is heading the same way.

I keep thinking to do we do our loft room or do we wait and hope the housing market slumps as then we could perhaps move....meanwhile it's getting very squashed in our house!
