Servicing the heating system when selling

We are in the process of selling our house. We have a combi boiler and unvented storage tank. Are we expected to service the tank in addition to the boiler? Is this common expectation? Or is it sufficient if we service just the boiler and provide that report?

The cost of the service is a drop in the ocean compared to the rest of the house buying/selling process- you're best off just doing it if you're already having the boiler serviced. Then there are no delays further down the line if it's asked for, nothing to potentially raise questions in a survey which is then used as a negotiation point etc

It's always far more appealing when buying a house when the sellers have had things serviced and you've got the peace of mind that things are in working order.

I wouldn’t do anything. If they bring it up and have been good buyers you may wish to do it, otherwise don’t worry. Sold as seen.

I'ld get a service, shows that you have taken care of things, and cost is small relative to house sale.

Thank you everyone. The service cost is not a problem but it's a hassle as we don't live at the property. Given the lockdown we'd have to spend hours getting service men and then travel to the house (12 miles) to be present for the appointment(s). Hence my question.

We will figure something out.

12miles!!! I thought you were going to say a 12hr drive!!! Surely you'd just book a service and meet the 1 man at the house. I'm unsure why you'd need hours getting service men??? Confused

In normal times I'd say get it done for sure. If the 12mile drive is an issue, wait and see if any buyers bring it up, then get it done.

@Elouera - 12 miles in London is 60-90 minute drive. So half a working day lost for a service. If we can't find one person who can do both then 2 half days list which is 1 day annual leave. Plus all the calling around to find one person to do it. We have a very quick transaction in progress so we will need someone who can do it in the next 2 weeks. Going to be fun. Smile

I guess we will try our best to get them serviced. But if we can't find anyone at such short notice then I'd rather pay the buyer the service charges and be done with it. Hope that works..

@TeenTitan007- fair point about 12miles within london, although you never mentioned being in central London in your OP. Its also fairly quiet at the moment on the roads (I'm between zone 1-2). Surely most companies don't just do a service mon-fri? (if those are the days you work?)

Or, as another poster suggested, ask the service person to collect the keys from the estate agent. The agents might even have a company they could recommend, although in my experience, they are often more expensive than finding someone yourself.

Have you tried using 'nextdoor'. They often have local recommendations to help you find someone.
