I've never paid up front for any building materials or to secure a start date.

So not usual, but it's not unusual for them to ask for it.

Nope we have only ever paid for work done in agreed stages through a build. Payment upfront is not something I have done or would do for building work.

Depends on the size of the builder. What are the rest of the payments like , are they staged? Is it a large project?
We didn’t have to pay anything up front, just staged payments after each major works. So we started payments the first week after the site was cleared for example.

It's a single storey extension. 10% to secure date and then payment in stages once completed stages of work.

We paid £1k of a £125k contract. 10% sounds like a lot.

We paid 10 % to secure a date and now paying in stages. We were not sure about this either but after visiting two of his previous builds, we took the leap of faith.

It was talking to his old customers that did it for us. I would say check out their references and then decide. It might just be they had customers change their mind in the past and left them no work for a period of time.
