Hello,
I am interested in potentially buying this house but would welcome ideas on how to make his downstairs layout flow better.

The current utility room would likely need to be reconverted as a garage/storage area as there is no room to build a separate one.

Thank you for any and all suggestions.

If finances are likely to be an issue, moving the kitchen is a no go I think.

I've looked at the layout loads of times and still haven't come up with something that is workable but won't cost the earth.

Suspect you may want to look at another house tbh.

The main problem with this one is there is no central hallway - you have to walk through two high-traffics areas (living room and kitchen) to get to the rest of the house. If you could change the left hand half of the kitchen to become the main entrance hall, access the study from this new hallway and turn the rear of house into a living room, similarly accessed, then the rest of the current kitchen becomes a utility and current hall/stairs /living room is opened out to become a massive kitchen diner.

It barely seems worth it if you would prefer open plan living. Even with removing internal walls it's still not a great layout for that style of living.

I wouldn’t be a fan of kitchen/dining/living room all in one. I think may have to give this house a miss!

Titchy, The lack of central hallway really is a the major problem.
