Give me a ballpark figure

Within the next 1-3 years we're either going to have to move or do some extensive renovations on our 3 bed mid terrace.

Main issue is lack of downstairs space, we can't really have anyone over for dinner as we only really have space for a small drop leaf table in a corner of the lounge. Isn't really an issue at the moment but would be lovely to have the option once covid permits!

We do really love the house and have already done quite a lot to it. It has a lot of character and is in a good location near good schools etc (although there are new building works underway nearby).

Renovation thoughts were:
-Rip out downstairs bathroom to make a kitchen diner (plus downstairs loo if space permits)
-Bathroom put in bedroom 3 (boiler currently in there so not sure if that would have to be moved out?)
-Loft conversion with en-suite to maintain 3 bedrooms

I'm thinking this would probably be at least 70-100k?

I guess I need to look at how much the property would be worth after given we wouldn't be adding a bedroom and balance that with the inconvenience of probably having to move out for a while.
Although we'd probably then be able to stay put for some time. Don't know if the mortgage companies would even let us have that much... I guess I'm just dreaming about happier times post covid and having a bit more space to have friends and family round!

It's small to medium (a lot smaller since DH built a ridiculously large shed/workshop for his motorbikes).

I wasn't sure how easy extending into the garden would be given the neighbours' downstairs extension is half the perimeter of our garden so would need party wall application which I understand can be a bit of a headache. Also, I know a downstairs bathroom can make selling more difficult (although we've definitely found it to have its benefits with a small child and DH doing shift work).

Where are you based? Labour varies a lot. I think it is an optimist budget.

Loft conversion is getting expensive where I am. 30-40 a few years ago and definitely more like 50k now.

Where you are based will be a key factor.
In London, £100k would be very optimistic

Not London but not too far out, commuter town in the Home Counties.

Might not be worth it if >100k... anyone got any other bright ideas for how to maximise downstairs space without losing a bedroom?
