It could be made into a lovely home if you have the budget to make some alterations. The two smallest bedrooms are not a very useful size but you might be able to knock a wall down between them.

Could be OK if you spent 30K on it and fabulous if you spent a lot more and put a 2-storey extension on the back.

I don't know how big your family is but who cares if two bedrooms are small if it's a first time home I imagine it's not your plan to be there forever... we had three bedroom for first home with extra space downstairs and third bedroom upstairs was tiny too. Moved when third dd was a baby to bigger place - served us well as a first house for 8 years... If you like it and is a good location then go for it!

I don’t like it personally. It looks gloomy and pretty uninspiring inside and out.

How does it compare price wise to other similarly sized houses in the area? Would it be at the top your budget or would you be able to access £40-£50k to renovate it? (If I was buying it I’d want to replace the kitchen, all bathrooms and all flooring. Depending on age and condition you might be looking at new double glazing as well.)

Additional bedroom downstairs will never make those rooms bigger. Your first priority when buying a house is to make sure all the rooms are sizeable before anything else otherwise it'll be a problem when kids grow up as their need that extra space

Get a survey done.

The dead/dying plants suggest that the owners are not into maintenance - meaning the gutters/tiles/plumbing probably haven't been taken care of.

I wouldn’t buy it. It really doesn’t seem like good value for money, and that before you factor in how much work it needs.

Thank you all, this is all v helpful. We are a family of 5 btw, 3 kids...so the two smallest rooms will work fine for DSs for now as just 6 and 3 years old...and planning to renovate slowly...potentially, knocking through the wall between the kitchen/diner to make for an open space kitchen/family room initially...

Can't comment on the price/value but I wouldn't buy it, I don't like the fireplace - it looks wrong for the house and takes up too much room in the lounge and judging by the photos makes it difficult to arrange furniture in there. The weird extension is awkward and might have an impact on further extensions/alterations with the allowed % increase. The garden doesn't look big enough to accommodate an extension which would sort out the small bedroom sizes, and the current owners seem to have odd style which doesn't bode well for hidden surprises IMO eg vast quantities of house plants and a totally barren garden and a second kitchen Confused unless it's really cheap for a total refurb I wouldn't trust it

As your eldest reaches teenage years, he or she could move into the downstairs ensuite room and you could rearrange the rooms upstairs to make three larger rooms. I think that would work really well for your family.

Nice house with character and room to expand/renovate as and when you need to. Fireplace is lovely.
