Private house sale negotiation?

I've been looking for a house in a certain area can't find any that we like , a lady messaged me on Facebook it's a David Wilson they bought it for a year ago for 340k.
They are asking for 365 I have fallen in love with the house but DH won't go above 355 as he thinks it's a new build so isn't worth 25k more.

What do we do I don't want to offend the lady but I loved the house.

Just offer the 355k and see what they say? We just moved into a house that we bought via a private sale. They had the house valued at 280k by an estate agent, we said if we were talking to an estate agent we would be offering them 270k and they said they would think it over and accepted. It helps them out to sell privately too, they will save a lot of money so you would hope they'd be open to negotiation.

FYI, In the end, our mortgage valuation said it was worth 260k, we ended up agreeing to split the difference and paid them 265k.

Okay so ask yourself... who wants to sell a house after one year?

For me the answer is

  • someone who has problem neighbours
  • someone who has been made an excellent offer at above market rate.

They are not going to sell at market rate..
Why would they go through the expense and inconvenience of moving AGAIN unless there was a financial incentive?

If you don't want to waste time you can just say we love it but 355 is our best and final - does that work for you?

Also the lady reached out to me on a Facebook group in the local area. The same house type was sold for offers in excess of 350 so I think roughly 355 so I think it's a good offer and they save on stamp duty.

I know a lot of people who buy new builds in the first phase of building (where they live on a building site) then sell as soon as the site is finished. You pay less in the early phases presumably because you are living with the upheaval of the building. A neighbour of ours made 30k in less than year. He didn’t even unpack.

Ha Op you sound just like me - my DH is exactly the same! The truth is you need to marry the falling-in-love with, with a bit of hard headed, unemotional thinking when buying houses. Forget about offending the lady as well!

And don't forget in a few more weeks when the daffodils are out loads more properties will come on the market.
