Right, my late Fil’s house has been on the market for 4 months, we’ve had 8 viewings in this time 😩
Every feedback has been the same - nice house but too much work.
It’s priced a little high ( thanks SiL 🙄) but we’ve not had a single offer, even a low one.
We’ve painted everywhere downstairs cream, removed the dark dado rail in the hall and got lovely new flooring for the kitchen and bathroom to replace the 30 year old stuff.
The agent said not to bother doing anything beyond a deep clean but that obviously wasn’t enough.

What colour tiles do you think we should use as a kitchen splashback ?
The tile effect wallpaper is proving an absolute bastard to remove, I’ve knackered my steamer.
We’ve bought pale wood chevron parquet style vinyl flooring - Sintra 583 if you’re interested.
Would metro tiles be too modern?

The box room will have new cream/beige carpet and be repainted, I’m in two minds whether to replace the carpet in the main bedroom. The hall/stair carpet is hideous but will cost too much to replace, we’re talking 20 square metres!
I’m painting the dark wood in the bathroom white and putting a greige plank style floor in. Nothing I can do about the ‘lovely’ vintage 70’s tiles though.

Oh, we’ve changed the lights in the hall before anyone suggests it 😉

Don't forget to save invoices for paint etc so that they can be out against the estate value. Maybe your SIL Willbe happier if she realises that £5k spent on a kitchen will be paid for by the estate, so it effectively reduces the final settlement

If it's an "old fashioned" house nothing you do to priss it up here and there will add to its value.

In our road a lot of the 1950s/60s houses are coming up for sale, as original owners pass away or go into care homes. They are unmodernised or untouched in last 20 years, any updates having been done to suit elderly owners such as accessible bathrooms. Without fail they are bought up, stripped, knocked through, kitchen diner extension put on the back and modern flooring/décor/electrics put in.

Just price it as a project, as long as it's clean, looks structurally sound and the space can be appreciated, don't bother with any more.

Agree, somehow you need to get them to drop the price. I actually love these houses, swirly carpets and all. I would much rather come in and change everything rather than have cheap carpet etc put in to sell it, higher price and still need to change it.

The trouble is that many viewers have no imagination. I would agree with removing the carpet in the hall / stairs completely. I wouldn't bother replacing any carpets in the bedroom(s) or boxroom.

Any chance your DD would like to buy it? Maybe you could do it as a project together? A mortgage valuation might also make your SIL more realistic. Sorry if that's a daft suggestion, but it sounds like a good project with nice views! Good luck

DD doesn’t want it, they need four bedrooms, it’s on a main road andit will add another half hour onto her partner’s commute into Manchester ( and his kids live in Liverpool with his ex Mon-Fri).
5 minute walk from ours though, so handy for me taking care of DGS while they stay there.
They want to buy half way between us and where they rent now.

Forgot to ask, and sorry if I missed it. Who are executors under the will? Assume it's a probate sale?
