Just gathering thoughts on this situation.

I posted a week or so ago because we were seriously considering pulling out of our house sale/ purchase to go for our dream house (on another thread) but we decided in the end that we couldn’t do that to the rest of the chain and are carrying on as originally planned. Just mentioning that to point out that we really aren’t desperate to sell and wouldn’t be averse to putting our house back on the market really if it comes to it.

Our buyers delayed having a survey on ours until late on - last week- and we’re all due to complete first week of January!

Today our buyers sent an email saying the survey demanded 5k off the purchase price. They’ve sent a list of things they require the money for... I’m floored by it!!! Our house is in fantastic condition (it was fully renovated a year ago and is immaculate). On the list is items such as new internal AND external doors because they’re all wooden and therefore beholden to upkeep and maintenance (repainting) going forward. They are new in last year and do not need replacing!! They also want the planting outside the house to run further up the path to reach the house - the garden is fully landscaped and in good condition! These things are just down to rate surely?! I’m absolutely astounded by this and we’ve told them we will not be renegotiating at all. They can buy the house or walk away.

Can anyone else confirm if they would/ wouldn’t renegotiate after a survey for trivial matters? I didn’t think this was the norm to be honest. The email they’ve sent demanding 5k is pretty awful too.

Call their bluff. Refuse, they will still probably but the house. But they may not so expect that to still be a possibility.

tell them to do one we have just replaced our internal doors with wooden ones and they look a million times better then the painted ones that were here already and our five doors cost less than £1000 and plants in the middle of december they are joking

That's ridiculous! No way would I knock a penny off. The things you have mentioned are all things they could have easily seen without the survey anyway!

Thanks everyone - we were questioning ourselves as to whether this is now the norm. I can’t believe the list. They want a new bannister on the stairs because this one is too low Hmm it’s a standard bannister... either rehang it or buy your own. I’m not wiping £180 off the purchase price for the luxury of that.

100% call their bluff - this is all personal choice stuff they could see when they viewed. They're hoping you're terrified of losing the sale and are hoping to nick some money off you for it.

Do you have a copy of the survey? It will say if the house is worth what they are paying. I had it when I last sold but that was a while ago so not sure if it's normal.

I would be very tempted to have your EA contact them and say you have had another offer. Coincidentally £5000 more than their offer.

I don’t have a copy of the survey as such... we just have an excerpt that they’ve included in their email but that could be edited for all we know. The email starts off saying that the survey says there’s no reason the purchase can’t continue as planned and they’ve also had their mortgage offer accepted. They then launch into a big list of things they’re willing to negotiate on Hmm and have categorised them into order of severity with the most severe being repainting the ceilings and replacing all the doors.. then it goes on and on until things like the garden replanting??? We’ve sent EA an email saying we’re happy to relist tomorrow if they’re not continuing.

If selling a house wasn’t so stressful this would be funny! They are incredibly unrealistic, and entitled.

I’d stick it back on the market and sell to someone who’s not wired to the moon.

Our buyers demanded 25k off the agreed price just as we were about to exchange, saying the survey had highlighted works needing doing. They'd had the survey for months.

We called their bluff and told them to piss off.

They reverted to the agreed price. Cheeky bastards.

The only thing I’d ever be willing to negotiate on at survey - and the only things I’ve ever raised with sellers - is stuff that couldn’t be seen at viewing or needed an expert opinion on - eg damp, or in our place where they’d installed new light switches in a way that wasn’t in line with regulations. We offered them the chance to put right themselves or drop the price. (On the light switches I wish they’d left it to us, it was a total bodge job.)

Decorative condition, the height of the bannister, the kind of doors are all things that are visible and to be taken into account with their initial offer.

You would tend to negotiate and get quotes for any amber or red comments on the survey. This is not cheeky but the norm.

Anything that is not to their liking but sound is their choice to alter.
