extension costs

We've just had the prices in for a small extension one storey, and taking out old attic stairs and putting in proper stairs. Also outside paving.

£120K.....

The cheapest quote was £10K less than that from a builder who'll be doing 8 to 10 extensions at once. The £120K quote was a builder who'll be doing ours and maybe one other. Smaller team - but they'll be on our job. 6 weeks shorter time as well.

I'm tempted to go for the second one as we know work he's done.

Sounds very expensive unless its over 50m2 ... which isn't a small extension

It's 8 metres by 4 metres - half of which is currently a wonky conservatory which is being taken out. There's quite a big steel needed.

Go for the builder you have most confidence in. Our builders had a few projects on the go at once and while OK for the most time toward the end they funnelled a lot of workers elsewhere which was infuriating.

I had one done 3 years ago..similar size with huge and complex steels, along with a requirement to drill out and reinforce existing foundations. Was top spec with underfloor heating and remodelling...we paid half your quote.

Upon first impressions, it does sound a lot but you haven’t provided any detailed information as to what it’s for. If it’s simply a room on flat ground with traditional foundations, it is a lot. But if it’s for a kitchen, on uneven ground with piled foundations, then for a finished/completed project, it sounds more reasonable.

What’s the situation with the stair and why is it being replaced? Is this to serve an existing loft conversion or are some loft works also included in that price?

The rooms in the attic don’t need any work, just got a very old steep enclosed staircase up to them, we are going to open it up and turn it round. That’ll also bring more light into the house.

The back is fairly bog standard box.

New back door in very thick stone wall requiring a new lintel.

Glazed corner and 2 roof lanterns.

It’s going to be kitchen diner.

For a finished/move into product, then that is probably more reasonable.
