How to add extra living space

I am in rented property so I can't do anything structural, but I am wondering if there is any way to add extra living space to my rather small 3 bed semi.

I have an adult DD who, due to disabilities, is unlikely to be leaving home anytime soon, and as we currently only have one reception room, she spends most of her time in her bedroom, which I don't think is great for her mental health. I have a maximum budget of £3-4000 and am trying to identify a way of allowing DD her own living space.

At the moment I am thinking of a conservatory or summerhouse, but given that we are only likely to be staying her for 5 years maximum, I am unsure as to which would be the best value for money (I do have a budget for this, but it is a lot of money for me, money that I cant afford to just throw away ).

I think I am leaning towards a summer house, but I worry that it wouldn't be secure, we do have a south facing garden with 6ft fence all around. I then think a conservatory may be more secure, but would it be warm enough, and big enough to fit sofa, tv in etc.

Can anyone offer any opinions please? Flowers

Scratch that, I've just realised you can only access kitchen and stairs via the living room. Would room dividers to create a corridor give her enough privacy?

OP please don't use your own money until your daughter been assessed by the OT.

Could you use your utility door as your main door and then put a bed in the hallway is not use the front door. She would only need to use it when she wasn't well enough to use her real bedroom upstairs. You could do that straightaway, with just a heavy curtain across the front door for privacy. Problem might be receiving post but that has to be solveable.

Thank you again for the suggestions.

@forgotmymnname yeah that’s the issue with downstairs - it’s a strange layout!

@ukgift2016 I think from reading all the responses that OT may be the way to go, so I definitely won’t be doing anything until she’s been re-assessed in Jan.

@RainySaturday the hallway is very narrow, less than 1m wide. Theoretically I could squeeze a narrow bed in there but it would be right up against a radiator which wouldn’t be safe for DD.

Her bedroom is actually a decent size, so right now I’m contemplating how best to furnish that, plus maybe a stairlift (which hopefully OT may help fund).

What's the upstairs layout like? Could you shoehorn a tiny WC anywhere?

Very good idea to speak to OT and try to get extra funding.

But otherwise, what's in your utility room?
Do you have room for a garden shed?

Because, if so, it might be possible to put the contents of utility room (freezer, washing machine, dryer) into a garden shed close to the back wall of your house, if plumbing & electrics could be arrranged without too much bother. Utility room could then be a little downstairs bolthole - bed with cushions or a sofa, bookshelves, little TV/laptop space etc - for your DD.

I think you should first have a try at renting somewhere more suitable for your needs before spending any money. Conservatories are a total pain IMHO. I hate ours though I insisted on having it.
