hi, I've just sold my house and the buyer has sent me a quote for a job to be done which seems quite high, strangely it's the same amount that he upped his offer by in order to secure the house from other interested parties, but we won't go there. He wants me to knock this amount off.

I'm waiting for a couple of roofers to come and have a look for me but it's taking a while and I'd like to at least go back to the estate agent and say it's more likely this price.

So I wondered if anyone could give me a roundabout/approx figure they think I should be paying, I obviously won't be holding you to it, just for my own peace of mind.

It's a flat ground floor roof, 3m high max, 5x3m in size and I just need the felt replacing. What I would say also is that there are no leaks and the extension hasn't been up long, probably 10-15 years.

I wouldn't have thought that would cost more than a grand. How much are they asking for?

Why do they think the felt needs replacing if it isn't leaking? I would not be renegotiating.

Hi op . We have just had a flat roof done as part of an extension so from scratch iyswim . They also had to fit around a roof lantern. It cost us a grand . We are up north though if that makes a difference.

Good quality roofing felt is about £5 sq.m. plus fitting so £75 + maybe another £25 for extras, plus disposal of the old stuff. No need for scaffolding. One day's work - depends where you are....

£350 should cover it. £600 even if it took two days.

@QueenStromba Well he's sent me one quote and it's £2,500.

@Sprig1 exactly my thoughts, he's paid for a survey and the surveyor has stated it needs replacing, though I don't know why, he also said there were hairline cracks in the wall in the dining room but we can't see them at all.

@Madonnawiththebigboobies ... this is what I've been told when I've asked a couple of people.

Right, I might contact the surveyor, I won't negotiate now, CF!

New 3 layer covering is usually around 40/m2... so 600ish

I'd just reply back stating that the roof is not leaking, is not defective, & therefore you wouldn't consider negotiating on that point, TBH.

@FurierTransform that's my plan now as the consensus seems it should be around £300-£600.
