About too exchange and buyer raised last minute issues?

Was hoping too exchange today and Complete Friday 18th. We are In a chain 5 we are one Down from top. We are relocating and need too be in before January because of husbands new job. Our buyer has now today stated they want us too pay for the outstanding green Deal scheme on our house before proceeding. (we had external insulation on the house and under the scheme you pay through your meter at a cost of about 6 pounds a month. There are 22 years left) I am so angry. The buyer asked too see all the paperwork for this prior too making an offer. He went through all the warranties certificates manuals and had it inspected prior too making his offer on our property. He was fully aware of the outstanding balance (£1500) and the monthly cost before making an offer on our house. He knew that the scheme stays with the property. He now has decided after 4 months on the day of exchange he wants us too pay it off as he doesn't want too pay for it! He already knocked 2500 off when offering us a price for our house!!! My husband is so pig headed in the sense he will not back down, even though we could afford too pay it and stand too loose so much more if we don't. On the other hand I dont see why we should meet his demand and am tempting too stand my ground? I feel he is trying too take advantage knowing we are up against it on time!

I would be telling him that you already knocked £2500 off the price
And if he doesn’t agree to sign & exchange as agreed you will pull out or add on the £2500 that he took off

I'm fairly close to exchange and have already decided that if my buyer tries to negotiate because of anything on the survey I'll refuse. As there's no way they'll find anything else and complete by the current stamp duty deadline.

You're buyer sounds like a total cockwomble, I'd tell him you'll pay but want an extra 10K.

OK so had an update from solicitor and it turns out that his mortgage company are requesting it is paid on completion as they dont want the responsibility of taking on the green deal should they ever repossess the house? So maybe he isn't as much of an arse as first thought but still is this is my problem? I wouldn't expect my seller too pay this for me?

Well you can pay it off.
Then the house price goes up another £1500 to compensate.
That would be my starting point.
Given it seems he needs to exchange and proceed as much as you do, there's definitely an agreement to be reached.

Before I saw your update, I'd have said he was CFer trying it on and hold firm.

Now to be honest I would just pay it off given its a stipulation his mortgage company has put into play. It's not a massive sum, offer him 50:50 and see how it goes. If I was a buyer I'd probably want you to pay sorry

If I was a buyer and this was a stipulation of the mortgage company I'd expect you to pay it, on the basis that most mortgage companies have the same concerns so you'll have the same problem with any other buyer, they could buy another house without the issue. I'd be willing to negotiate 50:50 to save the chain though.

@cavagirl didn't happen. Mortgage company came back with OK they were happy too proceed as it was paid through electric meter (it is deducted at £1.34 per week) and of no implication too them. Then buyer decides he doesn't want too pay for it now and wants us too pay it off 🙄 we agreed too pay for it just too move as everything was planned and set too go and then there was an issue down the chain the first time buyers with their mortgage Confused so fed up. Apparently they only applied for it Monday!!!? Very very confused about that. Thinking it expired maybe? Once they get their mortgage approval we can all exchange. Prob move after Christmas now Xmas Smile

Glad it worked out. I was watching this thread. Can I just mention that your predictive text is putting 'too' instead of 'to' in your posts. Mine puts "I'm" whenever I write "is". 😂. Quite frustrating and it only happens on MN. One of the many MN Android bugs....
