Splitting a property

Am selling a holiday cottage to my ex aka the house next door as part of our separation agreement. Not married but he paid for the house and it's fair/ good for the kids. Trying to minimise upfront costs but so far I've worked out it's 401 (change of use from commercial to residential planning permission) 670 homebuyers report. Had a quote for 380 for conveyancing. Trying to work out the cost of splitting the title at the land registry? Is there anything I am forgetting private sale so no estate agent fees. Do I really need a homebuyers report if it's not going to "market"? He'll need a mortgage but it'll be for about 30% of the property value.

Are all the utilities separated? Are both properties registered for council tax?

It cost us about £650 to split and register 2 properties with land registry (never been registered before, were on same title), that was via a solicitor.

Thanks for the reply. All the utilities are separate. One of them is a commercial property (holiday let) but I've applied for change of use and then it'll be liable for council tax.

You may need to think about capital gains tax implications for yourself as you are transferring assets to your ex partner.

A former spouse is no longer a "connected person" for the purposes of CGT so it'd be the same if I was selling to a stranger
