Insurance on 2 bed house, is £465 annually reasonable?

Prior to exchanging in few weeks, mortgage broker put me in touch with third party insurance company who mention home and buildings would be £465 per year. That includes legal, accidental and home emergency cover

For those two bed house owners Is that very expensive. Any recommendations would be great.

That's very pricey for a standard house, it is in an area that floods regularly or has some different kind of construction?

Ours is £200 for building, contents, legal and home emergency cover on a 3 bed semi.

It really depends on the area. If you go on a price comparison website you can see the range of prices for that specific house. You need to balance whethet you want low excess, level of cover, companies with better customer service etc.

We've just insured our 2 bed terrace for £265 for joint buildings and contents with the extras you mentioned. Definitely worth shopping around yourself!

Shop around definitely! It's really easy to do although the first time you fill in the questions you do question your grip on reality ( type of locks on doors, % of roof which is flat).

Only thoughts on the high price would be including a high level of Contents insurance, non standard build, flood plain, known local issues like subsidence or high crime rate.

Or they are milking you via commission.

Go on a compare site. Just renewed my mums 3 bed semi with all those extras £149.
Ours in a different area 3 bed bungalow £175.
Shop around.

I did think so too. If you go on comparison site does it do soft credit search. It’s in normal area.

House insurance has a lot of criteria which affect the underwriting.

If it's a standard construction house away from flood risk of say that's a lot just for buildings

Far too expensive OP, we pay less than that. 5 bed detached, 3 baths etc. So way over for two bed house.

It all depends. If it's a listed 15th century thatched 2 bed near the river it might be about right.

Without details it's hard to tell

When I'm buying a house I never follow up the mortgage lenders recommendations because they are always vastly inflated. I go onto Go Compare or similar sites and search for a good deal there.

The likelihood of the firm recommended by your mortgage provider being the best value is minuscule. Go on one of the price comparison website, make sure you tick the boxes for the same level of add-ons and you’ll almost certainly get a better deal unless the house particularly risky for some reason.

We pay £320 for a 3 bed semi. Ours also includes additional charges to insure named items that cost over £2500 to replace.

Mine is £350 on a small three bed in inner London. I’ve always suspected it’s far too much but haven’t got round to doing a comparison and switching!

We pay £300 on 3 bed detached, it is more than average because we have a lot of extras on it like things out of the house and DH's bikes, low excess, etc. We could probably get a basic buildings and contents for about £150

I pay £240 for a four bed house with legal cover and contents but no accidental or emergency cover. I find they are pretty expensive unless you are accident prone.

I've needed emergency cover (a blown house fuse on Xmas morning) once in 30 years so again, not really worth it..
