Would you use a surveyor recommended by your agents or find your own?

Just wondering how much to trust them - they offer a 15% discount on surveys but as the surveyor finds these jobs through agent, would he be careful about pointing out issues? I know they haev to be honest but may not point out anything that's potentially a problem rather than urgent?
As I can see agent would not be too pleased with overly critical surveys on houses they are selling!

And if both selling and buying agents offer this, which one to go for?

I asked the estate agent I was selling with (they are great) for a recommendation on a surveyor for my onward purchase. He was also great Grin

I picked one myself that had good reviews and no links to the estate agent. However I did this for no other reason than being a bit of a suspicious sort Grin In the grand scheme of things I think paying full price is worth it for the peace of mind personally and its not like you'd be saving a huge sum of money in any case.

I used the hat the agent recommended are turned out I bought a problem as they didn’t pick up on things.

ooh interesting - so far a lean towards your own surveyor.
Lopsided I thnk the fact you had a great agent made you trust them, I can't say my selling agent is great - I think they are ok.
Re agents I may be buying from - not great at all and already suspect them of playing games with offers.

my other half went online and picked an independent from agent one and he did a really good job very detailed report mind you our house was empty so easier to see any minor faults without them being hidden by furniture etc

Could you ask your solicitor for a recommendation? We did and got a good one that way. They see loads of surveyor's reports as part of their job, so probably know a few good ones.

Although I guess this only applies if you are using a proper solicitors and not a anonymous call centre conveyancers firm

haven't thought of that, Loose, may do that.
Sounds like majority is not in favour of useing agent's surveyors - shame as there is adiscount but looks like I was right to find this a bit suspect.

There are all much the same, indeed are probably just written from a template.

So it doesn't really matter where you get them from.

I think it depends on where you get them from and what property your buying. My survey saved me 45k on a property. I used RICS though.

I used a surveyor recommended by EA and it was a serious error. I believe he missed something that was so massive (roof structure) that it must have been deliberate. Never again. Go with someone impartial. Then you'll know there is no conflict of interest.

Like all things recommended by estate agents, they are not recommending them because they are good, they are recommending them because they get a financial kick back from the surveyor for doing so.

Find your own surveyor, and as well as being better, it will also probably be cheaper - even without the supposed 15% discount.
