What questions to ask the seller before D-Day?

We’re expected to exchange tomorrow and complete a week on Wednesday. I’m a ftb and we’re both chain free.

Am I allowed to pass on some questions for the vendor? Where are the thermostats? Etc. I’ve already researched bin collection days.

Would welcome any suggestions! And I’m moving with DH and DD (3) so close to Christmas, whilst also working full time ... any gin recommendations tips for getting the house straight for Xmas...?

To be honest any important questions I've always asked well before exchange, but you're entitled to ask anything you like!

Things like where the thermostats are though I wouldn't worry about, you'll soon see when you move in.

ask ahead after you have exchanged.

with regards to moving - if you can book movers with packing service.
if you can't do that then try to unpack everything on one day.

If your sellers are decent people they are likely to leave you lots of instructions for such things. We always leave an A4 folder full of information about the house and contact details for builders, alarm contractor, decent plumber etc.

Where are:

  • water shutoff
  • gas meter
  • electric meter
  • fuse box
  • thermostats
  • any drain access in gardens (sometimes hidden under flagstones or flower bed)

Recommendations for good plumbers, electricians etc in the area that they've used.

you need to know the electric and gas suppliers; you can find this out but much easier to ask the vendors. You'll take over the account when you move in. Once that's done you can shop around for a better deal.

take photos of meter readings on arrival.

I hope you have an insurance policy ready to start as soon as you exchange, and post redirect also ready to set up.
