So we've recently been to visit our new build Crest Nicholson home for a preplaster visit, and all was looking good. We've been given a rough date of February, how likely do you think it will be to definitely be finished February/ possibly earlier? I'm due to give birth to first baby end of March so am feeling somewhat stressed about the move and just want to get in and start nesting ASAP 😭

When you say ore-plaster, do you mean they’ve done the first fix? So electrics and water are in but they’ve not done the walls yet?

It’s hard to say really but if they’re telling you February then you just have to go with it unfortunately.

We were told once the roof is on then they don't really get delayed 🤷‍♀️

Don;t count on it being ready early! If anything plan for a delay and don't worry - moving with a newborn isn't as tough as it sounds. You'll smash it :)

Another one that was told once the roof is up there shouldn't be delays, ours was brought forward 2 months (mostly because they over estimated the Covid extension they needed, I don't think this is common!)

So weather shouldn't be an issue now, our next door neighbour was delayed a couple weeks due to an internal leak, so I guess freak things like that can always happen but now you are weather proof the chances of delays should be reduced.

Just be careful and ask for regular updates. I work in Help to Buy and we're having lots of reports of shortages of timber/roof tiles/white goods due to Brexit. Some developers are stockpiling, some can't get things through Felixstowe, and the price of timber, if you can get it, has gone up massively. Solicitors are also snowed under as the existing HTB scheme is closing out soon, and they've also got massive workloads due to the stamp duty holiday. Ask your developer/builder if they are aware of these and whether they have contingencies in place.

Thanks all - yes, it's first fix so a couple of weeks ago the walls were just about to start going up. Hoping all goes as smoothly as possible, but I guess just have to wait and see! Will keep touching base with them for updates. Hopefully once we fully complete with them they'll focus on our build to meet the finish date.

Make sure you visit ince the walls are up and photograph all walls so you know where the wires and pipes are.
