Hi,

Currently in a pickle right now.
Viewed a house at £450k. Loved it.
It’s a detached 5 bedroom property on a 2/3 acres land however it’s in an industrial estate area therefore there’s a lot of work & noise going on.
after looking at valuations of the property, every site says around £300k - 320k.
The currently owners bought this property in 2017 for £300k when the asking price was £365k.
They’ve done some work in the house, I’d say an estimate of around £20k. Refitted kitchen, bedrooms & bathroom. More modern.
The owner lives alone with her 3 (under age 10) children as her husband lives on the other side of the country for his work. She says she wants to move to be closer to her partner & because she doesn’t like being alone with the kids in such an area.
I was thinking of an offer between £395k-£400k & no more simply because of the location.

depends purely on competition - any other offers on the table / more viewings? If not you can try any offer in line with average price for the srteet plus their renovations.

Got a reply back.
Offer for 395k has been rejected. They are willing to negotiate around the 440k mark and we don’t want to offer more than 400k.

Little disheartened as this house was perfect in types of distance to work & schools.

Can’t argue with something that’s not in our luck I guess :(

You never know, it might linger on the market for a while, and the seller may have to drop the price to sell. It does sound overpriced, and the seller is certainly not a saleswoman if she’s openly telling people that she doesn’t feel safe in the area!

Then tell them you’d not be willing to pay that as it’s not worth that amount due to situation of industry. You’ll leave 400 on the table while your house hunting continues but that’s the max you can offer

Hi,

I have done exactly that. We will continue to look as we would like to have a house by sept/oct next year, (depending on situations really.)

Perhaps we bigger and bettee house may be in our luck, who knows.
