Has anyone changed estate agents and sold quickly

House has been on market for 9 weeks and I've only had 2 viewings, 3 other houses on my st have sold in this period and I know it's a decent house, good area and priced fairly.

I've been trying to contact my agents all week to discuss and have been struggling to get through on phone (goes to answer phone) and 2 emails havent been replied to.

I'm now thinking it might be a problem with the agents.

My question is has anyone else not sold with 1 agent and then changed agents and sold quickly, and if so do you know why it didnt sell with first agent?

My thinking was it cant be the agent as it goes on all the online portals and so what more can agents be doing to sell it but now I would be interested to know your thoughts please.

@MatildaonaWaltzer that's what I am wary of changing and they just sit back and do nothing. PM me a link if you want me to give feedback on yours for you, see if I can think of anything.

Yes! Our first agents were great to get us to sign up. Then it all went downhill. We had to chase for everything, they were never proactive for us. They didn't really want to sell flats all they wanted were expensive houses. We gave up in the end and when we gave notice suddenly an offer came in, we called their bluff and accepted but surprisingly the buyer was not contactable after that. With this we demanded they let us out of the notice period.

We went with another agent, who was honest from the start, kept in contact all the time, they are more expensive but agreed to match the original agents price and they sold our place in 3 weeks. They have been brilliant at chasing the sale all the way through. They call us every Tuesday after speaking to all solicitors to give us an update on where we are. Selling the property seems the easy part, its keeping the chain together and complete and they have excelled in this. They have a dedicated person who chases up all sales weekly. They calm nervous first time buyers and naive first time buyers and surprisingly seem very honest (not something I ever thought I would say about an agent!)

@Housenotselling so it was originally listed for £525k with the first EA which was at the higher end of the valuations and more than we really thought it was worth but the EA was quite pushy. Ended up selling for £499,950 with second batch of valuations suggesting it was worth between £485 - £500k so we were pretty happy with the end result.

We are also in this position. We have a flat in London without a garden which are hard to sell anyway at the moment, so it’s hard to know how much is the current climate and how much is lack of enthusiasm from the agent. Apart from the lack of garden it is a large, two floor flat on the best street in the area and currently works out as the cheapest property per sq foot on its rightmove price category. Any other time it would have sold in days of going on.

We listed it with an agent at the beginning of August who did nothing at all. Changed agents mid October. When I spoke to them they promised great things and clearly have done nothing. I think we have only had 1 or 2 viewings with them. They give me conflicting advice. I’d happily move agents again but how do you know if the next one will be any better. I’ve asked around and the tow I’ve used had good reviews and seemed to be well regarded locally.
