When does house buying anxiety go?

After a chain collapse, we have found another buyer for our house and are cracking on with the purchase of our new house.

Absolutely love our new house, and was so, so excited when we first put an offer in. But now we've had the chain collapse experience I feel hugely stressed about the whole thing falling through again.

Have other people felt the same? When does it feel real that you will actually move?

Our mortgage is halfway there and survey booked.

It begins to feel real when contracts are exchanged, and totally real when you get the keys. (In England).

When exchanged I'm usually much more calm however this time (for the first time) I've had issues post exchange - so I'll never be calm until the keys are in my hand going forward!!

It's a completely shite process and experience! It calms when exchange is done and a completion date set

I would agree on exchange.

We were meant to exchange in Friday. Our purchase fell through the same day (our decision but seller's fault). We are still going ahead with our sale. Meant to exchange yesterday, then today...still waiting. My anxiety is absolutely through the roof waiting for the phone call.

I was always awaiting the next step, so mortgage application, valuation, buyer's mortgage offer etc etc, each step was an accomplishment but once one was passed I was stressing about the next. I didn't start to relax until exchange, even then the 4 weeks we had between exchange and completion I still had a nagging feeling what if X happened etc!

It's a dreadful process. But it feels a distant memory now even though it was earlier this year, it'll be that way for you soon too hopefully!

I don't think it goes until you have completed and have the keys

All the time you are the mercy of other people and what they are thinking - the system means either one can pull out before exchange without penalty and I have nightmares of something happening between exchange and completion (like mortgage lender reneging on the offer, DH getting run over by a bus).

There really needs to be a better system.

When you've moved in, realised they haven't left it in a complete statez, all your furniture fits in through the doors and nothing important gets broken. Then you find a mug, open a bottle of wine and relax!

Same as Muddledmidget - usually when I'm sat on the floor in my new house eating traditional new house fish & chips!

This is how I'm feeling!

I think all I can do is hope it doesn't all take too long and look forward to the first night sitting on the floor eating fish and chips.

We have had two chains collapse this year, now on our third buyers and fifth house. Was talk of exchange today, might now be tomorrow. I am beyond stressed, no appetite, want to drink a lot of gin. Instead I am pretending to be calm and reading mumsnet.

I believed it when I got the keys and walked through the door to find all as expected.

After that - bliss. My beloved mega-mortgage gave me zero sleepless nights, I was so glad to never rent again!

I don't think it ever really goes, I've exchanged but still nervous about completion. However I do think it gets better after the surveys because if they're happy with that then they are probably keen.

Due to move on friday, but still haven't exchanged, removals booked, boxes packed, anxiety levels at an all time high! I'm thinking once you get the keys!!

Congratulations on your hopefully new house but Oh god does it never end? We’ve just accepted an offer on our house and had an offer accepted on the house we want. I am so scared of everything falling through. I’m going to be a nervous wreck for weeks! We’re at least in a chain of 3, possibly 4 or more so it’s nerve wracking.

It starts to alleviate at exchange, but then it’s about the process going smoothly.
