Wimbledon FC New stadium on Plough Lane / Earlsfield House prices

Hi all,

I am looking to buy a house that is in Earlsfield next to the new Wimbledon FC stadium and new large housing development. Any ideas on if you think this might be detrimental to the surrounding house prices or beneficial?

The property is in a lovely little residential street though it’s midway between Earlsfield and Tooting Broadway (off Garratt Lane). Any help would be greatly appreciated / any tips on local area.

Hi,we live in Earlsfield and have also invested in the new stadium. I honestly don't see how the new development iwould be detrimental to the area. The apartment buildings look really nice and the Stadium will create jobs and bring money to the immediate area .
We can't predict the future but I don't think you will loose money buying in the Earlsfield area (or anywhere else in Wandsworth) .

If you mean Keble Street that road has always been popular but slightly cheaper than mainstream Earlsfield mainly due to position and slightly smaller houses.

Remember there has been huge developments of flats on the old football stadium so development is not new to the area though I know the flats opposite Lidl are new. Their view at the back won’t be great though as there is a substation behind those flats.

Earlsfield is nice though I admit the shops on Garratt lane are uninspiring. I lived there for 21 years prior to my recent move to the country and miss it.

Good for transport, decent local supermarkets, Southside shopping, easy for alternatives at Northcote Road, Balham, Wimbledon, Kingston or central London. Good primary schools can’t comment on older years.

There used to be more restaurants within walking distance but some have closed. It’s a nice area but pricey.

I can’t see any advantages in living close to a stadium. On match days it’ll get noisy and you might get drunken/disorderly behaviour and litter.
Generally, that sort of stuff affects house prices negatively.

Personally, I can’t see the appeal of that little area either: it isn’t smart at all and just that bit too far from any nice parks or nice bars/restaurants if you’re at that stage of life. Not sure what positive things it has going for it other than being able to walk to the train and the tube.

I don’t know what the budget you’ve got but if it doesn’t stretch to nicer bits of Earlfield/Southfields/Wimbledon Park/Upper Tooting/Balham, then I’d be tempted to look more towards Rayners Park or see if there’s anything in South Wimbledon that’s close enough to Wimbledon or even within a 20-min walk into the village.

You might also like to check how far from St George’s you’d be. There was someone on here a while back saying how awful the frequent ambulances through the night were.

JoJo there are no match days. The stadium closed in 1996 and has been redeveloped into flats. The old petrol station has now been developed into more flats.

St George’s hospital is further away and you hear sirens in the whole of Earlsfield as they go down Garratt Lane. There are no problems from the hospital or the old Wimbledon football ground that was developed years ago.

I’ve got a friend who lives in Franche Court road that is still very much classified as Earlsfield but has the SW17 postcode. As said earlier I’m guessing you are referring to Keble Street.

The only detrimental aspect I could think of would be a lack of primary school places down the line. And increased traffic congestion. I guess you could try and check with the council what they have out in place to mitigate this, if anything. I live just around the corner in Colliers Wood, which is Merton. Traffic is an issue already.

The new stadium has opened slightly north of the old one, and AFC Wimbledon are playing there, although rather tragically no fans have been allowed in yet - a shame after such a long wait. The stadium itself is on an unlovely main road but the Earlsfield (rather than Haydons Road) side is much nicer.

Oh sorry Trickleg I didn’t realise there is a new football stadium. I left lovely Earlsfield late 2018.

Still miss it and loved living there.

I've been to many different football stadiums up and down the country and one thing I would say is that if you live really close you could well find your street closed by the police on match day. I guess you would have to buy a fixture list and keep an eye out for home games as your car isn't moving

Mind you, just looking at the stadium’s capacity, it’s v small. So nothing like living next to Twickenham or Chelsea.

The new football stadium has been built on the old greyhound/banger racing stadium - so it is not a change of use - I would imagine it is an improvement on what was there before.

Hi all,

Yes new stadium has been built with 9k capacity and planning permission for 20k though suspect it won’t increase to that for some time if at all. Thank you for all your comments they are incredibly helpful and taking all of them into account!
