Estimate how much these renovations will cost me

We’ve found a house with great potential, but it needs a lot of work to get it to the right sort of size for our family.

It would need:
Ground floor extension: 28 sq metres
First floor extension: 16 sq metres
Loft extension: standard semi detached loft size maybe 20 sq metres?
New heating system, electrics, and replaster (4 bed house)

How much would you estimate the building costs would be for all of this? Just the building costs, not kitchens, bathrooms, flooring etc. We’ve done an extension and modernising before, and I have a figure in mind, just wanted to check I’m not ridiculously underestimating. We have £150k renovation budget and I’m thinking possibly we’d maybe be able to do everything bar the loft extension, which might have to wait until a few years down the track - does this sound achievable with our budget or am I in dreamland?

It sounds achievable to me. Our 2 storey extension of 28m2 upstairs and 28m2 downstairs was £110k to second fix (excluding flooring, kitchen and decorating). It also had quite a lot of steels and high spec windows which pushed the price up. I think £100k for your extensions would be ok plus maybe £20k for the heating, electrics and replastering.

Thank you @weepingwillow22 Whereabouts are you? Everyone says to expect higher sqr meter costs if you are in / near London.

We are south east too. Just outside m25.

What we are finding though is that builders are very busy at the moment and pricing accordingly as everyone seems to be spending holiday budgets on renovating. If you can wait until later next year I think you will get better quotes.

Oh it will definitely not happen until 2021 at least. First we need offer accepted, then probably half a year until we’re in, then however long to get plans drawn up and apply for planning permission - probably looking at closer to 2022 if we end up buying this house.
