Bathroom with no shower?

We should be moving into our new house next month (although the way this year's gone, I'll believe it when I have the keys in my grubby little mitts ...).

It's currently four bedrooms with two downstairs, two upstairs, a shower room downstairs and a bathroom with a shower over the bath upstairs.

We are planning to knock into one of the bedrooms downstairs to increase the living space. So we'll have a bedroom downstairs with an en suite shower room.

The upstairs bathroom needs redoing. It isn't massive, but can't be made bigger as the bedrooms are either side and would be too small to be classed as bedrooms if we took footage from them. I would really like to keep the bath and I love freestanding baths, but the space is too small to put in a shower too.

Would it be stupid to have just a bath upstairs?

We want to stay in this house a long time, but don't have visibility for our jobs, so we do need to keep an eye on house value.

Our current house has just a bath upstairs. I find it inconvenient.... since it doesn't have a glass/curtain protection, if I need to have a quick shower there it just wets everything

I don’t think that’s a problem at all as long as you have a proper rain shower over the bath + a screen/curtain.

Do you have kids? If you do, factor in adults and teens all trying to get washed at the same time on a school morning.

Put a shower over the bath in the upstairs bathroom.

Can't you just have a decent shower over the bath and a good screen?

My en-suite is a shower room and my main bathroom has a thermostatic shower woth a decent screen (which will swing out of the way).

Ah, is the FREESTANDING bit an issue, such that you can't put a shower over it?

Who will be using each of said bed & bathrooms?

Just think having the only shower in the ensuite is a bit limiting. I'd have a shower over the bath but go for a really nice one.

I think it’s fine. You plan to stay there a long time. There is a shower in another bathroom if it’s required.

You can put a shower over a free standing bath if you want to, just might be a bit pricier. That’s our plan once we’ve saved enough to redo our bathroom. I’ve gone mad on Pinterest 😂

Thanks for the replies. My initial feeling was that a shower over the freestanding bath would make the room feel cramped and I think it would put it out of budget anyway.

It's just me and DH, we'll be in a bedroom upstairs. He'll be mainly using the shower room downstairs, as he doesn't like sharing with me (!) and he goes to work very early in the summer. I usually shower at night, but prefer a bath anyway, so I don't think it would be a problem for us.

I will definitely have to look at it again as it sounds like it might put people off if we had to sell.

Gurgh, I think the freestanding bath is going to be too impractical. I refuse to give up on my wine-glass holder though Grin

Yeah, I blame Pininterest for my unrealistic expectations! Need to step away from the scrolling ...

We've been in a rental with a turquoise bath (yes, it is as hideous as it sounds) for the last few years and I am very excited about being able to redo the bathrooms in the new place Smile

What about a Japanese soaking tub? Then a shower would fit next to it.

My friends had this sort of set up (only 1 shower) in a family home (2 children)

Was very difficult from beginning as a guest and became really tricky as kids got older.

The kids bathroom no longer has the glamorous freestanding bath.

So. It might restrict your sales options.
But if you think it will work for your household & are not planning to change who lives there go for it.
It is your house.

I’m putting a Japanese tub in my batter on so I can have a big shower but retain a bath.

Could you not have a shower but make sure that that one could be retro-fitted if required? Our 4-bed house had an en-suite with a shower and a bathroom with a bath/no shower but we could see that a shower could be added over the bath, so it didn’t stop us buying the house.

I had never heard of a Japanese soaking tub! I will definitely look into one.

And a very good suggestion about the retro-fitting. DH and I are decent DIYers so we could possibly fit a shower if we resold, so long as we plan the plumbing with that in mind now.
