Which would be the most important for you?
Both properties are in the same road, near the town centre.
Near the station and main shopping centre.

How often do you drive? I don't drive very often so maybe 4 or 5 times a month I would have stress about parking. So I would choose the balcony. But if I was moving my car every day and stressing about finding a space every day I would choose the parking space

The parking space would trump the balcony for me. Even if you don't drive very often, you'll still have to leave your car somewhere.

The location sounds very convenient so not much use for a parking space unless you drive to work. A balcony is a lovely thing to have.

For me it would be all about the balcony!!! (Bollocks to the car)

Parking, I would never buy a house without parking and I know that I am not alone.

A parking space you would use every day how often would you actually use the balcony? How many days will it pour with rain so that it is unusable?

Do you have a car? How difficult is it to find a space if you don't have a designated one?

Can't really answer without that.

Also would you be able to install a large sw facing balcony down the line if you got the place with parking?

How is the road parking?

I lived in a flat with a balcony and no parking space for a decade. I loved my balcony. I had pots of plants on it and had my morning cuppa out there every morning unless it was chucking it down. Finding a parking space was always a pain, but I’d never have swapped my little outside space for parking in a million years. This was before I had kids though.
