Extension to single bedroom/recouping money spent

We have a very small 2 bed terraced house with rear kitchen/bathroom extension which has a flat roof. The second bedroom is a single room (5ft x 12ft). We are thinking of building out over the flat-roofed kitchen/bathroom extension, to make a double bedroom, so the original single bedroom would become a kind of large landing area. Apparently this might cost around £15k - £20k,

Is this worth it? Would we make our money back if we were to sell in a few years, or is it money wasted?

How are schools there? Is it more of a home for a couple (single bedroom can be a great office) or a family?

If you did that, is there space to turn the new large landing to large landing/home office desk area/storage cupboards? And/or to become large landing for stairs to loft conversion (obtain planning but don't do).

I think that would then become a big selling point vs the rest of the same sort of properties.

Thank you everyone. Yes, you could put stairs up into the loft from the large landing and make it into a home office area. You could also potentially have the large landing as a third bedroom actually (albeit small - about 10ft x 5ft), instead of a landing. Which would be better in terms of making our money back long-term?

Betterversionof me schools are good here. Nice area (although we live on the less 'naice' side!).

You would have to check that the single storey extension was built with sufficient foundations to carry an extra storey on top. If it hasn't, it will generally mean demolishing the whole thing and starting again.
To save money, single storey extensions are not usually built with the thought of one day building on top of them.

Reedwarbler how do I do that? One of our neighbour's boyfriend is a builder and I asked him to have a look and he thought it would be fine, but do I need someone like a surveyor to check? I'd hate to go through the process of paying an architect and getting planning permission only to find that I can't do it, because I definitely can't afford to have the whole thing redone.

Somebody needs to dig down and examine your current foundations - usually a (good reliable and trustworthy) builder or a surveyor. You can't tell without doing a bit of excavating. This is done externally btw. We had a 2 storey side extension built a few years ago where there was a single storey at the time. All the foundations for that had to be drilled up and obviously the single storey extension was demolished. I thought they would just build on top too! Oh well, you live and learn.
