Apart from the little boom in the middle. This year has been pretty stressful for those of us wishing to move house this year so I thought I'd start a little 'support' group
My story is - failed part ex. We reserved in June and they dropped us in October . We sold or gave away everything we didn't want to take with us including our sofas!
We've had the house up for sale for 2 months privately now and have only had 2 viewings. The market seems to have ground to a halt as nothing is moving in our area now . Hopefully next year will be better for all of us

@InescapableDeath I really must remember to tell viewers that we really can't budge on the price
It's already a very cheap house for what it is . There is another house on phase 2 of our development for sale for £20k more . It's the exact same house!
We put it on for over £2k less than we paid for it and it was a bargain even then

Well the person who got our plot moved in today . I get days where I get very angry about the whole thing . It's usually when I need something that I know is packed away in a box somewhere . Like today . Last time I felt like this I wrote a scathing trust pilot review .

Joining and sympathising with all of you. Everything has ground to a halt while we wait for the vendors to deal with two legal issues. I am exhausted and despairing.

@Sameolesame solicitors are swamped and everything is moving so slowly now isn't it?
We used the same solicitor we used when we bought our current house
Turns out something they neglected to do first time round was one of the reasons everything fell through
Will not be using them again

I feel that there should be a review into the house buying and selling process in England. It is a stressful process but I believe there is a lot that can be changed to make the process less painful and risky.

Comps83 it must be frustrating dealing with this unfairness and feeling helpless because there is little you can do to make them see sense.

It's like gambling
And then when it goes wrong at no fault of your own you are left with a hefty legal bill with nothing to show for it

I'm starting to think I should take ours off the market until things improve
There are huge delays with mortgage offers and solicitors etc at the moment

OP you may already have done this,but if not it's really important that you find out the reason the builders said your house is unsaleable
That is a very unusual thing for them to say

The road thing is unlikely to be the issue as long as there is a Road bond in place

The payment is unlikely to be an issue unless it is one of these increasing leasehold payments

The sink hole might be a problem

To be honest it's always hard to sell a new build on quickly as it has all the disadvantages of a new build but none of the advantages
Any property will sell at the right price so you can either sell it and take the hit or wait it out for a few years , If you can overpay your mortgage to increase your equity

From that it looks like there is no road bond in place
Normally the builders are obliged to complete the roads by this is only done when the development is finished (as otherwise heavy plant going over the roads will damage them
A road bond is an insurance policy which pays out if the builders go bust before completing the roads and the solicitor who acted in the purchase should have made sure they got one
It would put people of buying but now the estate is finished the roads will be completed and eventually adopted by the council
