What to offer?

Hi all 👋

There's a house I like listed as a 6 bed at OIEO 585k. Been on for about 9-10 weeks, dropped price twice in that time.

So it's not a 6 bed after looking at it, it's a 5 bed with a room that had an ensuite off if it but you can't fit a bed in it, so I guess you could say it's a dressing room for the master.

The kitchen and all 3 bathrooms and cloakroom are tatty as they've not been updated since first built 15-17 years ago so they'd all need updating.

Soooooo my question is, firstly I'm ok to ignore OIEO aren't I? Probably there as owners want more than it's worth. But seeing as two others in road have sold for 525 & 540 in past 6 months I was thinking of going in at 540/545. How does that sound?

Hmm you can offer it but I suspect they won’t accept. If you’re really serious about the house then put your best offer in as you could only serve to irritate the vendor.

I think that would be a fair offer, but I agree with PP that they probably won't accept it. In my area, the stamp duty holiday has meant high demand for houses like that. The reasonably priced ones are selling within a couple of days and the overpriced ones are lingering only because the sellers are holding out for what they want - they've already had and rejected reasonable offers.

I’d just offer the 540. I always think oieo might be a bit of optimism to offset the disappointment in having to cut the price. Even if they turn it down, you’ll get info back on what they might accept...
