Want to make an offer but how to figure out how much work will cost

There is a property down a road we love, but everything needs doing (new kitchen, bathroom, floors, new doors, decorating) and we would want to add a third bedroom onto the second story (most houses down the street have this). How on earth do we figure out the cost of it all? Is there someone you'd pay for their time to do this? Pre-offer I wouldn't want to spend thousands as we may not go for it but how on earth do you figure out your actual budget?

Priceyourjob.co.uk gives pretty good overview of the costs of things. It was a big help to us.

We commissioned an independent surveyor who provided estimates for works as part of the survey.

I think he was about £500.

Thank you! @Hotwaterbottlelove - I'll look there. Is there an option for 'everything'?! @Asdf12345 - did you commission the surveyor prior to offering? Or as part of buying the property?

We commissioned the survey after having an offer accepted but before exchanging contracts.

You normally estimate before you make an offer, depends what standards and size you are going for but would have thought kitchen £10k to £20k and bathroom £5k to £10k, flooring depends what flooring - if its carpets carpetright have a calculator remember you will need underlay, uplift and disposal of old and things to fit it, all options you need to check. Wood flooring can be a lot more but depends on what you use, wood can be between £30 sq metre (basic) to £80+ sq metre then fitting is on top - we paid around £2k in fitting for 2 floors of our home in wood. I wouldn't recommend using carpetright but its calculator is useful. Doors look up prices of them then you'll need to add fitting and any extras like painting them - normally £200 per day.

Extension probably best to get a quote on but probably at least £20k then decorating it. Decorating house depends if doing yourself when its minimal if just paint - few hundred or more if you pay someone which again will be around £200 a day and quickly adds up for a whole house to a few thousand.

Then you normally have a survey in once you've made offer.
