Buying house - deeds legal stuff?

My solicitor has just sent me a letter about the deeds/boundary of the property asking me to check it and let her know immediately if it the "occupied extent" differs from the "legal extent".

I have no idea. I think, reading on, that the "legal extent" is attached and explained? Just trying to work out what, if anything, I need to do. One thing I did understand, that wasn't written in olde English legal speak was that I need to arrange buildings insurance before I get the keys. That I can do. Just not sure about the rest of it.

I should probably ask her to clarify but I feel so dumb not knowing this stuff so thought I'd ask here first. Struggling to wrap my head around all the legal jargon and wordyness of it all. I'm in Scotland too so it might be different here.

Any half decent solicitor would have the sense to write an e-mail/letter which makes sense......

What she means is whether the plan looks like the shape of the property you are buying. If you're expecting a rectangle shape but there's a strange cut-out etc, let her know so that she can look into it. Hope that makes sense!

Ok, that makes sense. It looks fine to me. I need to get insurance for reinstatement value, I'm assuming that's different to market value and how do I find out how much it would be?

The home buyer's report / survey will give you that figure at the end : it's won't look anything like the market value as it's an estimate of the cost to rebuild the whole house and that depends what type of house it is.

sometimes fences get moved so the garden you see is smaller/bigger than on the deeds, that type of thing

as explained above, is the property looks as in the deed.
you would be surprised how things can be different.
someone purchased a deceased person property only to found out neighbour choped off a big chunck of the garden while they were in process of buying.
