Would this devalue the house/make it harder to resell?

Four bed house - one family bathroom, one en-suite, one WC.

We want to swap out the bath shower combo in the family bathroom and put a more luxurious fancier free standing bath in. It won't have an overhead shower or screen

There is a nice rainfall shower in the en-suite. We only have young kids and rare guests so we have no issues with guests just using the en-suite if they need a shower it'll only be our closest family but would it affect resale value?

Your young kids will grow. People generally like showers and especially teenagers. Mine showered from 7 years old so it's very short-sighted just to have a shower in your en suite I'm afraid.

We won't be living here when they are teenagers and they can shower in our room anytime they wish beforehand. We will only be in there to sleep so it's no issue to us. The bath will gets lot of use and would be nice to have a nice one.. hmmm

Very annoying not to have a shower in the main bathroom, it won’t put everyone off but you are just making it that little bit harder for yourselves. Value wise buyers may reduce the offer on your house to factor in the cost of a new bathroom because it will mean a complete re fit to put one in. However it only really matters if you are intending to sell in the short term, if it’s your long term house do the house to suit your needs not some stranger who may or may not like your chosen configuration.

I live in a fairly new build house with an en-suite shower & family bath. The bath has no shower. Pretty much every house in the two large ‘new’ build estates by me are exactly the same set up. I say new because ours is 15 years old & the other 8. Houses sell easily. 🤷🏼‍♀️ Our guests are always family & they just use the en-suite. It’s fine.

That said, if I was staying in this house, I’d be putting in a shower. It’s been a massive pain not being able to shower when both my babies were young & sleeping in our room. Our en-suite also backs onto the wall our eldest sleeps against & wakes her up. So we can’t shower at night. It would be really handy in a morning to both be able to jump in the shower at once. And I have two girls. No way we are getting by with one shower in the teen years I don’t think! 🙈🙈

Personally I'd much rather have a good shower or at least a shower/bath combo than a free-standing bath. That said, it's your house so if you're going to be living there for a while, you may as well have the bathroom how you'd like it!

It's not so much devaluing, as making it harder to sell (IMO). A four bed house with only one shower? It's not ideal is it.

Definitely would reduce the market if the house is otherwise "done". Deal breaker for us - 2 showers is really useful for mornings if we're in a rush. Free standing baths are annoying, dust traps and a pain to clean around so would need to be replaced.

Would be ok if there were space for a shower downstairs in the utility - great for muddy people after runs etc.

I know it would be more practical to have a bath with a shower and screen I just love a bath and have always wanted a free standing one with no pesky screen to clean all the time. It's a high spec bathroom and looks really nice so it wouldn't be a total gut the bathroom shower if they did want a shower I'd imagine. I'm not sure whether to prioritise myself and get the fancy bath or to prioritise future convenience. We're planning on being here for around 10 years, oldest child would be 10 by then

Yes I think so. Having a bath is one of those arguments that divide folks, but a main shower is non negotiable I think. Most people, inc guests will wish a shower. No one wants to come into your en suite to shower.

And although you may not have guests, many people who would wish to buy would have guests, and putting a proper shower in is some effort

We are redoing our bathroom and I wanted to do the opposite, remove the bath totally, but was convinced to keep one. Simply to ensure it doesn’t cause a problem when we eventually resell.

I think you have the same but opposite problem, you should put a shower in,

Showering starts earlier than teens. Around 9-10 in our house, earlier in others. Ds2 is the only one who uses the bath (he's 7). I thought the older ones would want a bath after sport but apparently not.

If I looked at a house with 1 shower I would factor in cost of getting a second.

Friends have a lovely free standing bath with a rain shower head thing above it and then shower curtains.

It looks Victorian and lovely and I would do that even if you don't use the shower.

I stay with my parents and siblings regularly , this wouldn't bother me at their houses so I don't see why it would bother them at mine

You are here asking for opinions and then you give posters the Hmm face at when they are just giving you an honest opinion? Sounds like you want the freestanding bath despite the obvious disadvantages, so just get one already.

We only have 1 bathroom in our 4 bed house, we have a bath and a large shower. The shower gets used a lot (2 adults & 2 teens), I’m the only one who uses the bath and then only once or twice a month . Ideally we’d put in another shower room as it’s a pain when we all need to shower.

If you’re going to be there for another 10 years then just put in what you want.

Your family might not use the shower in the main bathroom, but in most families a shower there would be used and the lack of one a downside.

Yes, people can access a shower via the en-suite, but the point if an en-suite is that it’s for private use and not for the whole house. The main bathroom is for the whole house and so actually that needs to have all the facilities...both shower and bath.

This isn’t to say someone won’t buy it, but it won’t work in your favour and could work against you.

Why not put a lovely bath you love in and fit a shower too, and if you don’t need to use it at the moment, just don’t fit a screen for now. Then when the kids suddenly want to use it or you move you can fit a screen easily. Or, look a bit more at screens....there are some fantastic ones see days and you might be surprised and how good they can be.

Actually, I think the luxurious roll top bath thing is more suited to an en-suite, to people who really want that. It’s the main bathroom which ought to have a shower and bath.

Interesting to hear about some newish build estates only having a bath in family bathroom. I think that would be more unusual now and the current new builds would have a shower as well as Bath in the main family bathroom. Those baths built next to a low or eaves wall that couldn’t facilitate someone standing up to shower strike me as a but annoying and limiting.
