Mortgage retention

Hi wonderful people! Mumsnetters you have really helped with my property purchase - from helping to pick the area to survey results - so thanks so much team. May I pick your brains on the below. I’ve had a search around for posts...

We’ve had our mortgage back with a retention for damp and an electrical inspection at £3k. I get the financial implications, I think. Will do the work, tell the bank, but not release the retention and treat as a free overpayment.

  • the retention says that the it has to be inspected for damp and any recommended works carried out and guaranteed. We’ve had our full structural survey and although he found damp he didn’t recommend doing anything about it in the “works you must do part” but did when we asked over the phone. Is this sufficient, if not:
  • it’s an old house so I want it to breath. how do I find a damp surveyor that will suggest letting it breath style works for our mortgage company to sign off? RICS surveyor said a French drain at the front where the drive way has been built up to too close to the air brick and a vent in the fireplace (damp is confined to one room.) I’ve read a lot of damp surveyors are chemical injection companies....

(Haven’t mentioned electrical as I have been told it’s been rewired recently - it just needs a new fuse box so I will an electrician confirm this before purchase and do this on day one... fire risks I don’t want to mess with.)
