Loft Boarding

Have any of you had a loft boarded for storage?

How much would you expect to pay for this?
400sqft of flooring
2 5m led strip lights and electrics etc
New loft hatch
Wooden ladders

We did ours

Flooring = £300
Beams = £150
Extra insulation = £250
Lights, wire, 2 sockets = £80

That's materials

Labour would possibly be £200 per day.

Partner took a week to complete

We did ours, my husband and a friend put two loft hatches at the top of the house and two doors at the sides where we can access eaves storage, then boarded it all out with tongue and groove flooring from wickes. I don't know how much it cost, it was ages ago. For the hatches we decided against pull down ladders as they reduce the storage capacity so we just use a step ladder. I would definitely recommend thinking about other places a hatch might be more convenient, or make it bigger.

To be fair when I've enquired into getting a proper company in to do mine it was over £1000 so your quote sounds about right

I did mine myself - not the prettiest job but effective - I didn't use the little leg things though that raise the level of the boarding for air flow. I just nailed the boards straight to the joists

One thing to bear in mind if your house is a new build is that house holders don't warranty the loft for storage which is why they don't board it out as a clients extra - they might put in a walkway to some equipment but they don't warranty for you storing stuff up there

I was quoted between £1,600 - £1,800 by three contractors (London) so if you’re outside London that sounds like a fair price.

DP is currently doing ours - it’ll end up costing around £500 as we’ve opted not to change the lighting we already had.

It is a much neater job getting a professional in - not like I spend much time in my loft but every time I go up there I wish I'd paid to have it done properly (I'm a bit of a DIY perfectionist!) 🤣

We’ve got a quote for £1600 for a similar area, but using the raised platform system. We don’t need the electrics done because they are there already. Our house is a new build and the company we are using (Instaloft) are approved by NHBC so the loft boarding does not invalidate the new home warranty.

I wouldn't be so sure that using a company with an NHBC affiliation ensures the roof structure is suitable. Most new builds don't have sufficient structure to support the storage load.
