Buying house, estate agent lying about work done

Argghhh first of all buying this house has been a nightmare from the start due to the mortgages all changing so we had to find an extra 5% to buy it at all.

I love the house, it’s perfect for us, location and size but increasingly I feel that the estate agents are lying to us because they rent out our vendors other properties.

The chimney flashing was leaking so there was a damp patch in the bedroom, they said someone had been in to fix it. We have just had a full survey and he advised that there is so sine recent work has been done on the roof.

I don’t know what to think and whether to push it or just accept we will have to do the work ourselves to get the sale through. I feel like we are paying a fair price for the cottage but it’s at the top end with the work that needs doing. Damp etc

You can go back to the vendors with survey report and reduce your offer appropriately

You could also ask for invoices for any work done which I’m sure they wouldn’t be able to provide.

Thank you that’s two good suggestions, the mortgage has been such a nightmare I’m reluctant to renegotiate as it takes so much time. We really want to complete before March Sad

Ask to see invoices for work done. If it was by a reputable company it will come with a guarantee so the vendors should hand over any of that sort of paperwork to you on completion anyway.

Ask for your solicitor to have a copy of the company’s paperwork or work garuntee

Ok but how much do you save on the stamp duty? Any sort of work would also be actual cash to spend so the apparent saving may not be that much do you overlook issues mainly to not miss out on the March deadline.

That’s very true @Raifa we are not actually saving all that much as it a second property of mine. Probably saving 2k.

I own a flat that I rent out which initially was because we couldn’t sell it but it is now really my pension.

One of the issues is that the vendors solicitors are glacially slow and haven’t responded to any of our enquires, we put in enquires a month ago that haven’t been addressed.

We also have an issue with supply of broadband to the village. Due to the vendor not participating I’ve had one of the villagers asking if I will Grin “I understand your frustrated but I actually haven’t bought the house yet !” It’s been four years in the making apparently getting broadband to the village.
