Completing on a Friday

I know it is advised not to complete on a Friday incase something is held up with funds - but is it that bad to complete on a Friday?

Thanks for any wise words

We completed on the Friday before a Bank Holiday Monday!

And we were relocating 3 hours away. The removal firm wouldn’t start the drive until completion had taken place so they arrived here quite late and it was very very late when they set off back home.

They were brilliant and didn’t moan at all and they got a nice big tip!

I hadn’t even considered it not happening due to fund transfer issues etc. and we thought the Bank Holiday was a good thing as it was one less day of annual leave to take 😃

@senua

I thought everybody completed on a Friday! OK, not literally everybody but, when I was involved in the conveyancing business, Friday was Completion Day.

Me too. We completed on a Wednesday last time and it felt wrong!

I've always completed on a Friday. You just need a van big enough for everything. With this house we were on our way to lunch and got the call

I was adamant when we sold that I wanted completion on a Thursday. I didn't want to be one of 100 completions happening that day. Luckily everyone else was happy too, but we sold to FTB who lived with their folks and moved into a vacant property so it was only us that had to work to a deadline.

We completed at 10am.

We completed on a Friday. There was an issue with the money transferring and we did not get into the property til almost Friday evening in winter.

When we got in the gas was on a card, with about a pound left on it, we had no other instructions or details. When we turned on the shower a bit later, water came through the kitchen ceiling and also outed the electricity. We had to stay the night at my mother's.

It was very hard trying to get people on the Saturday, trying to sort the utilities, solicitor, tradesmen. I admit we were very unlucky though as the people we bought off were complete shits.

I know someone that works for a removal company and two Fridays in a row (pre-lockdown thankfully) they had issues with completions. One didn't receive funds from a mortgage company in time and the other the funds went missing. Both ended up on a Monday completion instead but with all their belongings on removal trucks in the yard so had to stay with relatives unexpectedly.

That said, they've worked at this removal company for 10 years + and this is the first time it's ever happened. Possibly exacerbated by solicitors WFH maybe?

Lots of completions are on Friday and though it's absolutely the most common day, I'd personally try to avoid it (especially a Friday at the end of the month) as the removal firms will be quieter too (though poss not on Thurs if they are packing for people) and there is more room for leeway in the unlikely event of huge problems.

I'd never choose to do a simultaneous either - far too edgy!

We recently failed to complete on a Friday. Issue at the bottom of the chain. It was stressful! It would have been much better if we’d chosen another completion date as it was ready to go the next working day (which of course in our case was Monday).

That said, I’m not sure I’d let it stop you if a Friday is convenient. Everyone involved in ours commented it was the first time they’d had it happen in very many years combined experience. So I think it is vanishingly rare and we were just very unlucky. That said, I personally won’t be completing on a Friday again! Good luck with the move.Smile

I think Fridays are standard day for it - think all 3 of mine have been a Friday

Before I met him DH did a simultaneous Exchange and Complete on Christmas Eve one year........

It was a circular chain DH vendors were buying a new build and the new build company were buying DH’s house, so less risky but still Christmas Eve, nutter 😝 😂

We completed on a friday and very nearly didn't due to Lloyd's internet banking going down, so our money could move up the chain. Massively stressful and would try and avoid a friday completion again.

It is the norm but unfortunately things go wrong.

We ended up homeless for the weekend because the stupid solicitor at the beginning of the chain didn't send the money until afternoon and it had 7 solicitors to go through.

I'm a very relaxed person and just assumed everyone would do their jobs properly. My removal man had warned me all day to bug the hell out of my solicitor as he who makes the loudest noise normally makes things happen. I didn't as I'm not usually that kind of person. Lesson learnt!

Yes he was and ever since then he’s been very maverick over house stuff...”just do it, it will be fine” 😂

Thankfully he now has me to rein him in a bit, we still take risks (hence the Bank Holiday move) but they are considered risks 😆

I’ve read this back to him and his response......

I was neither brave nor stupid, I was desperate to sell that effing house.

Thankfully it all worked out!

It’s rare for a completion not to take place, it may be very late but not happening at all is unusual.

We completed yesterday. We would have completed on a Friday if it wasn't for the fact that removal companies are so so busy at the moment and we wanted to ensure availability.
Our removal company did say that two weeks ago a completion didn't go through in our area and it went through the following day. I'm assuming that wasn't a Friday though!
