Paying extra for shutters

I'd welcome some advice please. We're due to exchange on a purchase in the next week or so and it now appears the sellers are expecting us to pay extra for shutters that are attached to the two front windows. These are bespoke shutters, fixed in place and I'm not sure how they would use them elsewhere.

We had blinds made to fit for our current home and we are leaving those in place for our buyers.

I'm not sure if it matters but we're paying a considerable amount for the house we are buying. I've even had doubts we are paying too much and it feels like this might tip me over the edge!

We don't know how much they want for the shutters yet. We will find that out next week.

Has anyone been in a similar situation and what would you do?

The people we bought from wanted to charge for (old) carpets, a 17 year old bathroom mirror, some dirty bespoke curtains which were cut too short, and crappy MDF furniture in one of the bedroom (they clearly couldn’t be arsed moving it and thought flogging it to us would be one less thing for them to do). I told them that we didn’t want any of it, but they were free to take it all as long as they put right any damage caused by removal. I also clearly stated that they could, however, leave any of it free of charge, apart from the crappy bedroom furniture which must be removed prior to
completion.

They left it all, bar the furniture. I think your vendors will do the same. They wouldn’t even be able to flog them, they’ve been made specifically for the windows they’re attached to.

We’ve got the same issue now with electric blinds of all things. They were a feature when we viewed but vendor now wanting to take them with, why???

Smallgoon · 17/11/2020 00:28

I have never understood why vendors don't price things like that into the list price...

RubyViolet · 17/11/2020 00:38

Tell them you to make good the window frames, fill in the holes and paint. Leave it as long as possible, chances are the6 will leave them.

@Smallgoon @BobsKnobs

I agree, they should have to make it clearer when you are offering for a property if big things like that are being removed.

Did they specifically tell you about the electric blinds and show house how they work etc?

We are in SE London, not the cheapest of places and it's not an easy to market to sell in. I'm surprised they want to be so tight!

Yep the estate agent pointed them out and gave us a demo!

I’ve said they stay in or they take the cost of replacement off the asking price.

Legolight · 17/11/2020 13:39

@BobsKnobs well done for standing your ground. Did you get a response?

Some people are such wankers. Honestly shutters are part of the house once fitted. We never mentioned ours on the forms and never even considered removing them. I'd ensure they know that if they take them, you'll reduce the price.

Yes they insisted on taking them so we got a price reduction to replace!

Bluntness100 · 17/11/2020 14:16

I guess they will just sell them. It’s their call to be honest, they don’t need to include them.

RHTawneyonabus · 17/11/2020 14:21

We included our shutters with the house. Wish we hadn’t because our buyers are guzunderdering twats. Instead they demanded my greenhouse in lieu of their attempt reduce the price us by 3 grand on the day of exchange. I could have held the shutters as the ‘goodwill gesture’ they were looking for instead.

I honestly think it doesn’t pay to be reasonable when buying or selling a house.

MrDarcysMa · 19/11/2020 12:02

Hahaha say no thanks they're a fixture. If not they can remove them and make good the damage.

MrJinxyCat · 19/11/2020 12:21

When we bought out current house, they asked for 5000 for the carpet in the living room and dining room and curtains in living room. Property had been used as a rental and were horrible.
Was very annoyed at the time as was pregnant and just one more thing to deal with.
We told them to remove and dispose of them and we had new carpets fitted the day before we moved in. Our living room is large so would have been a complete pain for them to remove...he did us a favour in the end as we didn’t have to cart the old one to the dump. Greedy people.
