Biting the bullet - what’s wrong with my house?

Hi folks, I’m hoping you lovely bunch can help me work out why my house isn’t selling. We’ve been on the market since 14th October and have only had one viewing. Their feedback was that they didn’t think our balcony would get enough sun despite the estate agent doing the viewing telling them that the sun sets on that side of the house so gets full sun from about 2/3pm until sunset.

There is no picture of the 3rd room because we’ve got to do a bit of work on the bulkhead over the stairs and lockdown is making this tricky. We currently have storage heaters but have had central heating being installed in 2 weeks time.

We’re not desperate to sell as haven’t found anything we like yet but I’m starting to get concerned about why we’ve had so little interest and wonder if I’m missing anything obvious so would appreciate feedback.

The negative I had was the term maisonette as I don't want to live above another home but it looks like yours is more a town house than a maisonette

But it is a maisonette because the ground floor is someone else's flat. A town house wouldn't have rooms directly above someone else's flat

do posters bother to read OP's responses, or read the listing on the link? There is NO private garden but communal lawned greass, as OP said.

There IS the ground floor bit on the floorplan - small hall and stairs. It's to show there is a private entrance, not communal entrance like in many flats, that's a selling point!

OP what about immediate amenities? I think it's the position by the ring road that makes people think you have to traipse a long way to shops or a nice park? how good/quick are the buses?

In terms of amenities we’ve got a chippy, kebab shop and post office over the road, Aldi is a 1 minute walk away and buses to the doctors/large Tesco are every 10 minutes.

We can’t paint the balcony because of being leasehold but will definitely spruce it up.

@Africa2go I don’t think the management company have even thought about RPI, it’s run by a very old-school group of people 😬

The entrance hall is on the floor plan but I’ll try and get a decent picture of it. I emailed the estate agents last night when I couldn’t sleep and have asked them to make some changes and give me a call. I’m also going to ask them where we stand contractually if we come off the market temporarily but then go back on with them in the new year.

It looks very nicely presented to me OP. One thing that struck me when I looked on street view (see photo) was the amount of greenery and attractive setting which did not come across in the photos which looked a bit stark. Could you include a photo of the communal gardens? I would also get a lot more greenery on the balcony, I think it would help soften the 70s architecture.

Firstly Ur bathroom photo looks good an Ur child's bedroom fine, as for the rest of the photos sorry they are rubbish. Awful photo of front of house, can u invest in some nice pots to put by your front door. Same with balcony invest in some greenery an a table an chairs as it looks grim with a photo of Ur mop an bucket!

Yes, I see that now. I was confused by the description of being on three storeys.

Just because an area is communal doesn’t mean it can’t be maintained or made to look nice.
Nobody is suggesting OP gets a digger in or plant a 6ft leylandii hedge.
A few plants and shrubs will brighten the immediate surroundings up.
We have communal areas around our house which should be ‘maintained’ by the council apparently.
They have been planted up by us. Neighbours have done the same.
