How much did your extension cost?

For context we're in the north west.

Due to my husbands job we'd be able to pick up flooring and windows pretty cheap so I'm looking more at the structural cost.

Heavily considering an extension on the house. We're due to remortgage in the next 12 months so it makes perfect sense.

We have space to extend 3m by 10m. We live in a semi detached mews property but would only extend by 2 storey (ground floor and first floor).

I wouldn't think we'd have problems with planning permission as we have more space next to the property (next to the proposed extension we'd still have space for up to 3 cars (4 if you block the others in)

Wouldn't add an extra bathroom etc, would be downstairs play room office and utility room (utility would only be small with a washer and dryer in), upstairs would be dressing room (coming off our landing at the bottom of the master bedroom stairs) and another bedroom.

We are having a large wrap around extension done at the moment, pic attached. Two stories to the side, approx 4m by 11m, then single storey across the rear 4m by about 7m.

Cost is around 90k, that is to second fix, plastered. No kitchen or decoration.

How much did your extension cost?

Thanks @IndecentFeminist, I was thinking/hoping it would be around £60k - we'd be happy when if just going to the plastered stage & then we'd be able to do the finishing bits.

By the sounds of it it'll be more than £60k. I've noticed while walking the dog this evening that somebody on our street is having an extension so I'm going to try collar them tomorrow (builder) for a very rough ball park figure

We recently did an above garage extension which included 2 bedrooms, one with en-suite. Quote was £50, ended up spending £60 including everything (decorating, carpets, wardrobes, en-suite etc). I would imagine yours would be at least another 20k to do 2 storeys.

Thanks for the insight @Ifonlyicouldliveinmypjs, we can get our flooring, fitted wardrobes & PVC at company cost which will save use a chunk (I'd like to think) because of my husbands job.

We have two showers, bath and 3 toilets in the property and there is only myself, husband and daughter so I we aren't planning an additional bathroom. We do plan on another baby but two people to the family bathroom should be more than ok.

Realistically we could get away with a single storey extension, but whilst we're there (and if we can afford it) I'd rather have a double and then we will never our grow/have a reason to move unless we want to downside. And it'll add a lot more value to the property.

By PVC I meant uPVC as in windows 😂🤷🏻‍♀️

@mumdone I'm hoping she's in the NW and that price reflects our area, our house is a 3 bed semi and valued at £230 so it wouldn't be worth extending if the cost was £100+ as we would never see a return

We gave up on getting an extension after getting quotes that all averaged around 70k plus VAT for a 4.5x7m single storey extension. With kitchen, fitting, appliances, bifolds etc on top so expecting total costs of at least £120k and over! Would have totally blown our budget as there are still plenty of other big jobs in this house that need doing.

This is London though.
