Bromley - shorthand’s

Hi all,

I’m looking to move to Bromley. I have read previous threads and updates on areas of Bromley.

Does anyone have any personal views on short lands?

I’ve seen this house - Is this what the market is like currently for this size of property? What other areas should I consider?

Ideally I’d like to stick to £1m but would like a detached property within school catchment for primary and secondary.
I have one ds age 3.

What’s the market like? Should I wait a bit for the market to settle considering the pandemic?

Shortlands is lovely. Close to Beckenham, with good transport links into London. Don't know much about catchment areas, but my friends who live there have sent their DC to Highfields primary, then gone through the 11+ process for secondary.
Have a look at Hayes. Lovely area, good state schools and lots of green space.

That's a lovely house and Shortlands is very nice. I am not sure though whether the location would get you into any of the desirable secondaries in the area.
For that budget you should be able to find something in the catchment of the Langley schools in Beckenham, or Hayes as the previous poster mentioned.

That is such a nice house! I used to live near there (not nearly as big a house though..or as nice for that matter!) lovely area, close to Bromley and Beckenham and Shortlands Station has good transport links to London and out to Kent.

For that money though I would be looking for a detached, have you looked over in Bickley? Having a quick look on Rightmove there are a few detached over that way!

Market in outer London has generally been very good with many buyers looking for more space.

That is a very nice house. Shortlands is very nice as well. I grew up a stones through away in Park Langley.

It is well connected. Easy access to both Bromley and Beckenham and to the wider Kent countryside for days out. There are some useful shops as well at Shortlands just a walk away.

It's a nice affluent area. You might also want to take a look at Hayes as well.

Shortlands is a nice area - you might also want to look at Chislehurst. This house has sold but there are others.

The Petts Wood area is also nice and good train links into town.

Thanks all. Just realised the typo in the title!

I’ll have a look at Hayes. When I was looking at Beckenham for Langley I was just seeing really expensive properties.

I’ve looked at Chislehurst and Petts Wood. The two links about are nice properties but the Chislehurst one is too far from any of the state primaries and the Petts Wood the nearest state primary is across the railway tracks.

I’ve got the Bromley primary admissions and can see the maximum distances offered. The catchments are very small.

The market just doesn’t seem to have much and when properties do come up they get sold quite quickly!

What the problem with the primary being the other side of train tracks? Even if there’s level crossing, you’d quickly work out what time to leave home not to have to wait.

Also, are you just looking within the borough of Bromley? In Carshalton Beeches, South Sutton or Cheam Village/South Cheam you’d get fab catchements and that leafy suburban vibe.

@JoJoSM2 the distance is 0.7 according to the Rightmove location and the cut off has been about this in recent years. It’s also a 17minute walk on google maps (assuming adult pace and not a young child) and I would prefer walking distance instead of having to use the car.

Sutton and Cheam side is too far as I need easy access to east London for work.

I’ll have more of a look on the property pages and locations. I’d just rather do one move than two and be settled for the primary and secondary catchments which won’t be impossible but will need some work to find a suitable property.

@Puffthemagicdragongoestobed one of the Ewill way ones looks nice the other is listed from 2018! Think the price might have changed now!

@NJool Looks like that house from 2018 is still on the market, as I can see it listed on the estate agent's website as well. Strange.

Completely agree with you that you want to only move once for schools and get it right for both primary and secondary. We did the move for secondary, meaning that we left the area where we were all settled, in order to move into a good secondary catchment. Wish I had considered secondary back when we moved when the DC were very little!

Shortlands is a very nice area and good for both Beckenham and Bromley town centres. Park Langley is next door and nearer to Langley schools.
As well as Hayes, West Wickham, especially the south side, is good.

Puffthemagicdragon - When I was at Langley many years ago, the school houses were named after local roads and I was in Elwill!

I grew up in Elwill Way. Lovely road. But not walking distance to train station. Bus to either Beckenham Junction or Bromley South.

Thanks @JoJoSM2 it is a lovely house. Next to a great primary, out of catchment for Langley Boys and am personally trying to avoiding any Harris academies.
