Would you be able to see past this? The grounds are lovely size and the planning for another property interesting.

Not sure I’d be able to see past the clutter!!

I don't think people are lacking imagination. When you see past the clutter it's not just cosmetic - OK there are no walls coming down or extensions needed but it's still a lot of work. Kitchen, bathrooms(s), every room redecorated. Not everyone is up for that level of work.

I can see past the clutter but would be considering the costs of the work I'd have to do to make it suitable for my tastes i.e. re-tiling the bathroom and kitchen bench, getting rid of the carpets etc.

Of course I can see size and layout of rooms.

And judge what replacements I would want in terms of tiles, fittings, etc etc.

More fool people who pay over the odds because the cushion layout on the sofa is exquisite.

Well if I liked a property enough and I had funds to modernise etc then yes.

That particular property does not appeal to me.

The pictures are also off putting not helping to market it for sale.

However I can see it has potential.

It's Purple Bricks so not a "proper" agent. You get what you pay for.

Also it's clearly an elderly or disabled vendor... as an agent, you might not like what you're shown and asked to photograph, but what realistically can they do? Ok they could smooth the beds and put the loo lid down, but there's too much clutter to take decent photos.
And even if they did clear the decks right off, then potential purchasers are going to feel they've had a wasted trip if they go to view the house on the basis of unrealistically tidy pictures.

The only thing that puts me off is that it’s marketed with Purple Bricks!

It’s clearly been a well lived in home but yes it does need a lots of money spending on it. I quite like it!

I quite like it, obviously minus all the clutter, plus a new kitchen and bathroom. It's got a lot of potential though.

That particular house isn't really my cup of tea even without the current decor.

To answer your question more broadly, I'm quite good at seeing past someone's decor and furnishings and looking at the rooms, proportions and potential. DH isn't though. He gets very easily put off by very small things and it drives me mad because he struggles to see past a sofa.

A lot of you should have a think about how you’d feel if this house belonged to your elderly/disabled relative and you came across a lot of people sneering at what was their once-loved home. Do you think it would cheer you right up after your recent bereavement or do you think you might think this was a thread full of horrible people?

I suspect it depends on what you class as cosmetic basically to me that means the building is sound and no structural or major works are required to make it habitable both in terms of construction and layout.
Plastering, flooring, painting, new fixtures and fittings - all cosmetic
Yes there is a lot to do but it wouldn't be a difficult job to do once the owners stuff had been cleared.

I have renovated every house I’ve ever bought and bad decor doesn’t phase me but you need the bones of a good house and I’m not sure you do here

I think once everything is stripped out it would need some major cosmetic work, and I’d want it stripped to have a full structural done on it.

Seems expensive. The kitchen is awful (even under the clutter).
And when there is this much clutter you have to wonder what could be lurking beneath.
I'd expect it will go to a builder or someone experienced with redeveloping.
But is that a fair price for the area? Because I'm buying something of a similar square footage, and where most of it isn't added by a dodgy conservatory, and mine is a similar price but in South England.

I bet whoever owned this house was very houseproud at some point but it became too much for them to maintain, makes me a bit sad. It's not cookie cutter layout but I think it could be nice, maybe Spanish-villa-esque-rct-style. I could live if it if I redecorated, but it would all boil down down to the structural survey for me. It's got potential, maybe it's just me but I don't feel like all houses must look them same and be adorned with crushed velvet and entombed in grey.

Big fat no! Yes, I can see past clutter of course but the house is ugly, the layout awful and it's on a junction. Noisy traffic, ugly house. You could spend a fortune knocking it down or doing a clever wrap-around rebuild, but it's still where it is!
I think there should be a thread about ugly houses with a prize for the most voted ugly one. This one could win.

The shed at the front of the house is a big clue that there's something going very wrong.

I have a bit of a soft spot for houses like this. I think the poor place is crying out for someone to come along, treat it with some TLC and make it a lovely happy home.

Think this must be an elderly owner who can no longer maintain the property. Quite sad really. I could see past all the stuff and think with a good bit of investment would make a lovely home.
