Door to integral garage

For anyone planning to put a door through to their integral garage, i can confirm how much mine has cost, as i really struggled to find a clear answer online.

Mine was £1,450:
£550 Plumbing
£150 Electrics
£750 knock through and put in door to fire regs

To put it in context i had about 5 pipes to re-route over where door will be, including putting in a pump to get waste water from my boiler over the door to the gravity waste pipe on other side.

The wall that is being knocked through is blockwork garage side and just plastered house side, also not load - bearing. First place i had intended to have it in hallway was double skin brickwork and would have added about £700 more in labour and type of lintel required.

Electric work was just moving couple wires but i added a double socket garage side.

Thanks for the info. I am looking to do the same. Does the door leave the room draughty or cold? This is my only concern but I can always insulate the garage door or something. Thanks

You must have a fire door. Building regs will have details. We had a new house where the garage door went off the end of the hall. It’s not a very expansive alteration normally but of course if services are in the way it’s more money. The above costs are excessive though!

It doesn't make the house cold, i think as thedoor has the intermittent strip seals on inside of frame that acts quite nicely as a draft excluder.

We do have the bonus if it coming into the 3x 1m utility though and then its a further door into kitchen. So depending on its fit you can get a draft excluder put a bottom.

As the builder purchased it from howdens i dont know what they are exactly but its a 4 panel wooden fire door - for that 30 min fire protection. The handle is a small metal one with lock and key but also had to be fire rated together with hinges (so nit quite same as my other doors).

The plumber was here a whole day, it was a lot if pipework to change and re-route above the door including waste pipe.

I also live south-east England so trades will cost more down here.

Nope not freezing. You notice the tempreture drop when you go into garage, as i am missing draft excluder on one garage door currently.

The utility is about same tempreture as kitchen.

Why didn’t they put a lintel above the door ?

There is a small wooden lintel in there but its not supporting anything. That blockwork doesn't even quite meet the ceiling garage side, so a more substantial lintel was not required to effectively support the weight of 1 block above it.
