Is now a bad time?

Was hoping I could get some advice on our property we are currently renting. My DP has lived in this house for 5/6 years and I moved in with him almost 4 years ago for a little background.

It is an old terraced house, with some problems. Such as;

A tile is missing/broken on our roof, which has lead to a leak in our bedroom when it rains. There is damp in our bedroom and the entrance to the loft which is wooden-is rotten. We reported this three years ago when we first noticed the problem and chased it up at the time but it kept coming to a dead end when it came around to someone having a look at it. By this I mean it was difficult to arrange a time they could come round to have a look at it due to us working lots of hours, or them just not turning up at all. Since then we stopped chasing it up, in all honesty it wasn't too much of a problem for us but has obviously got progressively worse over time.

The washer in the kitchen tap has gone which meant one night at around midnight our kitchen tap was uncontrollably gushing out water. We turned it off at the stopcock and that was fine. I sent the EA a Facebook message not expecting them to reply at that time of night, saying they obviously couldn't do anything about it as it was too late. We chased it up at a more reasonable time of day following this and it was just something else that came to a dead end once again. Luckily for us our bathroom is about three steps from the kitchen so just use the bathroom sink Blush That was about a year ago.

Anyway, we haven't had a housing inspection since I moved in almost four years ago. Trying to get in contact with our estate agent is a nightmare, I use to Facebook message them if we needed to get in contact with them but they have since deleted their account. But we are no off work due to lockdown and we're wondering if now is a bad time to chase these issues up? I know we should have tried getting in contact with them sooner. With it being close to Christmas and times are hard for a lot of people currently, we do not want to inconvenience our landlord at this difficult time. But also, they should be aware of these issues anyway so it shouldn't be a surprise we want them fixing.

Sorry for the long post, the point of this was to see if you think we are horrible people for asking these to be sorted out at this time, normally if there is a problem we tend to fix it ourselves.

No of course it’s not a bad time to chase it up!

I think they’re treating you very poorly as your home should be habitable. Do you have proper contact details for the landlord? Was your deposit secured appropriately? This all sounds really shady.

EAs are open as normal: these repairs need to be done so that you can love comfortably in the house

Re the rid especially, I strongly suggest that you email, and list out the dares you’ve previously tried to contact. Horrible for you to have a leak/damp, but what would have been a £100 repair perhaps is getting bigger & more expensive to fix. Sounds like your EA has been negligent but you need to put the ball in their court

I an referencing the Roof repair

Thank you both for your replies! Yes it is most definitely a matter of putting the ball in their court, but we do admit we haven't been the most proactive but I think we got a bit bored of messing about and just learnt to live with any problems.

We had a gas check (for the first time in a while) in the first lockdown, the EA left us a voicemail on the morning making us aware they were coming and they did say "now is the best time to get any problems sorted" but it's just a pain trying to get in contact with them.

We dont have proper contact details for the landlord, and I have had suspicions about the EA especially when they deleted their Facebook page. But they have their own website so I know they are legitimate but the small amount of reviews they have are all bad ones Hmm

I think what we will do is chase it up this week and see how it goes, then perhaps request the landlords details to make them aware of the situation because I'm wondering if they have been communicated with at all.

You should have a gas safety test each year. It’s a legal requirement.
