Should I worry: re-covering loft conversion roof

Dear MN,

I just received my building survey after almost 24 hours, and luckily there aren’t any blockers! However, there is one thing that I am not comfortable with, which is not marked as an issue though: roof of the loft conversion.

The report indicates a periodic re-covering will be needed in a few years; however, I have no idea if this should worry me.

Question is: how much does it cost and is it something serious? The loft is 15 years old, and the current vendors haven’t replaced it.

What type of roof? Is it flat roof replacement?

meistar · 05/11/2020 23:27

@Didntgetmydiamondring quoting the report:
”pitched with a replacement plain concrete tiled roof covering”

A roof like that should last 50 years minimum

I’ve been working on my roof this summer . It has 40 year old Marley modern’s on it and they are in good condition, they are worn rough compared to the new ones but I don’t see why they won’t last another 30 or 40 years .

Ask the surveyor what they mean as concrete tiles last for ages. Might just be covering himself

Witsend101 · 06/11/2020 20:00

Has it got a flat roof dormer?

meistar · 06/11/2020 20:21

@Loofah01 will do this
@Witsend101 yes, it does. Researching a bit it looks like normal to get it replaced every 10-15 years I believe, so it probably is nothing to worry about?..
