Anyone living in Mottingham ?

Hi there!

I'm really confused about where's the best place to move, considering our budget, good schools, and safety, most important.
We are now finding some nice places, just at the end of our top budget, some nice houses around Mottingham. Does anyone living there, or have any suggestions regarding how are the schools around there, any particular streets we should avoid, etc.

If you are in the catchment for Red Hill Primary (Chislehurst) then great. If you can afford private also great as it has the excellent Eltham College just down the road (yr 3 onwards and recently gone co-ed). But there is much variety inbetween. Have you visited the area? If not would suggest doing so as this will certainly give you a sense of where you would/wouldn’t want to be.

Hi there,

Much appreciated for the advices! We've had a look around, and we found something close to the big Mottingham playground. We noticed that down the road is the Eltham College, but in between our house and the college, there is a big council estate over there, and that put us off a bit, to be honest. Obviously, it's the budget involved in here as well, as we are looking for something around 400k... which is a bit of a struggle to get something nice. All the really nice ones, start from 500 and onwards...

We are really pushing the boundaries, and try to find something decent in Bexley/Bexleyheath... but it's not easy with the budget. We'll have to compromise, but I will rather get a house which need a bit of modernisation, and closer to better schools and on a nice road, rather then one which is rather ready, but in a worse catchment. Any suggestions, are more then welcome!

Mottingham is a bit of an inbetween area. On the Chislehurst side it's quite nice but gets worse the further into London you go. And the schools reject their catchment areas.

If you head into Bexley you'll get the grammar schools at secondary age if your dc pass the 11+. If they don't the provision is not so good.
You can access the Bexley, Bromley and even Kent grammars from Mottingham but the further away you are the more difficult it is (usually).

With that budget I'd buy in the Bexley Borough rather than Mottingham to be honest. Try DA14/DA15 - quicker links to London/Canary Wharf and good primary and Grammar schools. The houses in Mottingham for that budget will be on the large estate - some of it bordering Chislehurst is ok - quite a few owner occupiers but there is also a lot of anti social behaviour in parts.

Mottingham isn't the nicest of areas and there really isn't a lot there. Parts of Eltham are ok.

Agree with PP, Bexley / Sidcup is a better shout.
