Selling house but don't have the paperwork for electrical work carried out

We have a cash buyer for our house and our currently filling out the forms about our property sent from our solicitor. One question asks if we've had any electrical works carried out and if so we must supply either a signed BS7671 safety certificate, building control completion certificate or installers building regulation compliance certificate. We have none of these. It was over 8 years ago and it was my sister's friend who is an electrician but has since moved away. He put in 3 new plug sockets and some spotlights.

Is this going to be a problem?

you fill in the form saying you haven't got them.

I don't think it will be a problem just say you don't have them.

We have had to pay £35 indemnity insurance for our buyers as we have lost the electrical certificate for some work we had done.

You can say you don't have one and might be asked to provide an indemnity policy to your buyers, which is arranged through your solicitor. The cost is generally minimal.

Alternatively, when we bought a rental property recently we had similar happen and the seller offered to pay for a full electrical safety check and provide us with the certificate. It cost them £150 + VAT for a 2 bed house.

Thank you, I'm so desperate for this sale to go through (it's an unmortgagable house) that I'm panicking about everything. We have booked in an electrician to sign it off next week so have explained on the form and said certificate to follow
