Buying a house near a proposed council estate

We have found a house that is being built that would be the perfect family home, however we have discovered that there are proposed plans to build a new council estate in the village. To give context the village size is 450 houses and this would be for 55 additional houses, so it would have an impact on the overall feel of the village. The school currently only has 40 pupils so this new housing would again nearly double the school size. It hasn’t been approved and the village is very opposed to it as it would be build on green belt land and be disproportionate to the existing village. My question is do we go ahead and buy the house on the proviso it may or may not happen. Or do we pull out? Do you think that the value of the house could be impacted if this is built after we buy? Lastly does anyone have any experience of social housing being added to their area?

Find another one before you're committed. New houses are being built all over the place and the market is currently buzzing.

It will be approved. Politics are for forcing these type of projects through at the moment.

I live right next to a council estate but knew it was okay before moving. Previously I moved to a new build estate with some social housing on it off plan. But it wasn't as many homes as that.

So I don't have a problem with council/social housing BUT I would hesitate for that many homes yet to be built and not knowing whether it would be anti-social or not. Not least because of how that could affect the value of any property if there are problems / how it would affect its saleability.

Unless I really loved the area / it was my dream house, I would think again tbh. Its not worth the risk of losing money.
