Is recarpeting worth it in this situation (future sale)

Looking for advice please on whether to recarpet before selling in 6 to 12 months time as DP and I can't agree.

The problem: stairs have no carpets and bedrooms carpets been ripped by cat. do we recarpet stairs and bedrooms or remove damaged carpet and make do? We have a cat that vomits every couple of months and DP who insists on wearing shoes indoors.

Im not keen on recarpeting because:

  1. i know they will get grubby in no time even if we choose a darker hardy type and cat might rip them up again.
  1. I'm dubious as to whether recarpeting will add any value as the house has bigger turn offs for buyers already like next to HMOs, on a busy street, tiny ONE bathroom with no shower, not much storage.

DP wants us to recarpet because:

  1. he thinks buyers will overestimate the cost of new floorings and so knock too much off the price or be put off the house. I'm saying we already have to lower the price due to negatives to which new carpets are a drop in the ocean.

Some of the laminate flooring downstairs had water damage so has minor bubbling up at the joints/seams.
I feel that that might be more of an issue than bare hardfloors with rugs upstairs and a painted uncarpeted stairs.

The house is otherwise neutrally decorated, massively decluttered with modern bathroom and kitchen that were installed a few years ago. The house isn't in need of a full refurbishment but isn't top of the spec immaculate either.

Under the carpets its standard wood floors with old paint splashes, stains and marks.

Before the HMOs increased near us i would have said its a family home but now I think landlords and developpers would want it.. so in the light of all this, would you recarpet? Any advice? Thank you so much for reading.

Given the HMOs around, it might be a popular rental area so the house might appeal to a landlord? With only one small bedroom, it wouldn’t work for families but FTB might be interested. It’s likely to be v affordable given the location.
Personally, I’d do something with the floors. If you have a presentable kitchen and bathroom, you don’t want to have manky flooring as it’ll give a bad impression, like the house needs work when it doesn’t. Landlords would hopefully look past that easily but FTB are quite impressionable.

Thank you, good points! When we moved in we were FTB and the one bathroom didn't put us off but now as a family we would like at least an extra separate wc...so you're spot on there.
I was allover the place guessing the sort of 'target' buyer we need to present the house to as not shabby enough for a huge bargain/renovation for a developper or big and quiet enough for a family. Your comment is very helpful.

Sorry, I misread. I thought you said one bedroom. One bathroom is fine is fine in smaller houses.

Ahh ok so you reckon it might also be a small family on a budget? In that case I suppose 'finished' carpets are more appealing?

I would lay new carpet - get the same throughout the house to keep down costs.
