Does this house have kerb appeal?

Do you like the look of this house?

If not how could I be improved?

Also does the back garden look small? Its north facing so I'm wary.

What are your thoughts?

I guess you could introduce a pop of colour but otherwise it’s looks absolutely fine!

slipperywhensparticus · 30/10/2020 16:11

No driveway is my first thought

Second thought are their houses at the back really as close as they seem? that would indicate a small garden

SBTLove · 30/10/2020 16:12

Your bushes need cut back, a lot.
Just looks a bit untidy.

slipperywhensparticus · 30/10/2020 16:12

Aha! Is that a driveway in pic three?? OK better but still small back garden

House7345 · 30/10/2020 16:14

It's a house we are thinking of viewing it's been up for sale ages as I think its overpriced. I was just interested to see what people thought of it. The driveway is at the side do you can see from the other pics, sorry it wouldnt let me upload at once!

Where is a pix of the back garden?

In my opinion - it looks like a typical house if it’s age but turned around by 90 degrees to fit a narrow plot. I hate brown front doors and stained windows. You cannot do much about it being gable end facing the street but you could plant the front garden, (dog up the big bush!) get a better front door and paint the windows. It would look so much better.

Link to the listing.

slipperywhensparticus · 30/10/2020 16:17

I actually like the house itself give it a decent front door and it would look better that huge bush means your driveway looks like it doesn't belong to you

PresentingPercy · 30/10/2020 16:18

Sorry. They have now appeared. That can all be improved! Does it have a garage?

RuthTopp · 30/10/2020 16:24

What are the lines on the outside ? Is it wood ? If so I would be worried it has not been looked after , especially if integral to the brickwork.
Also the outside is very plain, which could be seen as a blank canvas , but I'd like to see a flowerbed or at least a few pots.

I found this property on the Rightmove Android app and wanted you to see it: www.rightmove.co.uk/property-for-sale/property-95305565.html

What would you fo to improve it and make a big open plan kitchen etc.

Any ideas for cost to do it all??

I would be put off by the leasehold. All the rest is cosmetic and can be changed.

StCharlotte · 30/10/2020 16:46

Apparently open plan is losing its appeal due to so many people wfh etc now. "Broken plan" is the way to go.

Having said that and looked at the floor plan, the kitchen looks smallish so I might open up between the kitchen and the "L" bit of the lounge/diner and make that a kitchen/diner. And put some sort of partition (double pocket doors maybe?) between that and the main part of the living room. Annoying to have two doors between kitchen and dining room (unless you're in Downton Abbey Grin). I guess you could use it as an office or playroom or snug.

JustLookingThanks · 30/10/2020 16:48

It's wedged between the railway line and the m67. That alone would put me off, noise 24/7 and fumes.

StCharlotte · 30/10/2020 16:48

Hang on, it's leasehold??? Wouldn't touch it.

fabulousathome · 30/10/2020 16:48

You could build at the side and use the garage to work from home in. It would make a great art studio/workshop. Assume it has power and light.

The house reminds me of a barn (in a good way). I like it.

Lots of potential.

KarlKennedysDurianFruit · 30/10/2020 16:50

I wouldn't buy a leasehold and prefer older character properties, but we're lucky that we live in an area where they are abundant, the modernisation is doable and other than skimming the artex, new kitchen and bathroom,
it is mainly cosmetic, if you're handyish you could do a lot yourself. Back garden is on the smaller side but it doesn't seem expensive to me, but I live in the South.....

SwedishK · 30/10/2020 16:50

After seeing the pictures of the inside I wouldn’t worry too much about the outside. It’s probably its nicest bit.

You can easily make the outside nicer but the inside would get all of my initial attention.

Poppingnostopping · 30/10/2020 16:53

I don't think I've ever seen a leasehold house, that must put a lot of people off.

I've bought leasehold flats and am relatively familiar with recent leasehold changes in law and so forth, but even so, I can't think why you would want that extra hassle for a house. Check if it really is leasehold and then what the lease is (and ground rent, I'm presuming there's no service charge but perhaps there is)?

Otherwise, it's one of those houses that seems superficially reasonably modern but in fact it's not, it'd need a complete remodel inside and a new bathroom and kitchen. If that's the case, you might like to go with something that looks more visibly like a do-er upper and a correspondingly lower price.

The outside looks fine to me, and the size/space is good, but it's a project, more than it initially looks.

ILoveYoga · 30/10/2020 16:54

I don’t know the area so don’t know if it’s a good price for a house that needs complete redecoration

However, I can see so much potential in the house and garden.

Jessbow · 30/10/2020 16:56

Any idea why its leasehold, rather than freehold.
How long is the lease?

That alone would people people off

KarlKennedysDurianFruit · 30/10/2020 16:56

I'd do something like this, and either put a wall between the bigger kitchen and lounge or leave it open depending on your preference, I like to close a door, you then have the option to use the 'dining room' as a playroom, office, snug etc if the kitchen is big enough for a table or to have it as a dining room
