I wondered if everyone has similar deal breakers when it comes to buying property?

DH says I'm pretty fussy, and hardly any property would ever sell if they were as picky as me but I think they're standard!

My deal breakers (as in, I wouldn't offer or I would pull out if any of these were found):

  • Flood risk
  • Leasehold
  • Neighbour dispute
  • Listed
  • Management Company
  • Any 'shared' aspect like shared drive
  • Damp
  • Unadoped road
  • Subsidence

Probably more I can't think of!

What are your red flags?

as per your list plus:
on-street parking, particularly if it involves permit zones
pylons
busy road / signficant traffic noise
significantly overlooked
entering straight into the living room i.e. no hallway or porch

Can't the overlooked garden thing be remedied with trees though?

Not being overlooked is on my list too, but I am amazed by what people can do to cover up being overlooked.

Neighbours is the big one for me. If the property has neighbours too close I won't buy. I've had nightmare neighbours in the past.

location, location, location!

Biggest dealbreakers for me are living in areas that don't have anything to offer. That said, if it's noisy or too warm indoors, I really struggle. I live close to an airport by the windows are complete soundproof so it doesn't bother me.

My personal list: subsidence, neighbour problems, nearby motorways or very busy A roads, no public transport, cul de sacs where everyone can see every move you make, concrete or tarmac gardens. I’ve just moved out of a basement flat assessed as at risk of flooding but there had never been flooding in the couple of decades I’d lived there.

I'm glad you moved out of that flat if there was a possibility of it being flooded.
A couple of years back in Dublin a lady drowned when her basement flat flooded Sad

Subsidence, flood risk, and living on a main road or within earshot of one.

We live in a country cottage and have mice, no gas, no broadband (thankfully 4G reception), and a septic tank. We know that for many people any one of those might be a deal breaker; however, none of those things are a problem for us and we're so happy we moved here. Now, the rats on the other hand...! (I only mind them because I don't want them eating cables/wires/pipes.)
